A successful home sale is not an accident, it is a carefully planned out collaboration between the home seller and their real estate agent.

Following are articles written about two recent sales of mine where I represented the seller and listed the homes:

Both of these homes were listed and had an accepted contract in under 10 days and were each closed in under two months when market times here are approaching 4 months just to get under contract.

What made these home sales successful?

The two home sales were successful for many reasons, the first reason was they contacted me many month before listing their home.  This gave us time to strategize and prepare the home and the marketing materials for the marketplace.  Many home sellers call and want their home listed in a week with out giving any thought to preparing their home properly.

What else made the home sale successful successful?

  • Both sellers chose a Realtor they trusted
  • Both sellers listened to the advice, data, and knowledge the Realtor was able to provide
  • Both sellers spent months preparing their home
  • Both sellers staged their home
  • Both sellers carefully chose their listing price with their Realtor

At the end of the day, each home seller worked closely with their Realtor to properly merchandise, position and market their home for the homes full potential.  A successful home sale is surely not an accident.

Kevin I think one of the most important points you made here is to start the process well in advance to ensure sufficient time to properly prepare the home for market.  I think it's a mistake to just pop a home on the market and let the buyers decide if it is ready.

Lucien-  I couldn't agree with you more.  Both sellers worked hard, took my advice and paid of big divedends.  Showing were completed in last than a week one was close to full price and one went over asking.  Preparing your home for the market is certainly key.

Wendy- Many times with a medium to higher price point home I will pay to have the home staged.  I must say that everytime I do the home sells quickly.  A successful home sale is truly a collaboration.

Teri- I believe any home owner serious about selling should have their home staged.  I pay for it as part of my services if I feel the home owner will take it seriously.  I have never had a dissapointed homeowner when they choose to prepare and stage their home as well as price correctly.  I truly believe staging can make the difference between a successfull sale or an expired listing.  When a home that is staged sells, I also believe it is worth thousands more!!
