Princeville Kauai condo (and house) + short sale update for the week of Sep 25th to Oct 1st

Aloha,

We closed out September with a total of 54 sales, 5 more than Sep 2010. Of those sales, 27 were homes, 20 condos, and 7 were land. Last September there were also 20 condo sales, although this year the majority of the sales were in the Hanalei zone (10) with 3 in the Kawaihau zone, 4 in Lihue, and 3 in Koloa. Last September the majority of the sales were in the Lihue zone (9) with 4 in the Hanalei zone, 4 in Kawaihau and 3 in Koloa.

It’s been yet another fabulous week on the Garden Island — blue skies, good trades, bright sunshine. Wow, I should finish this up and get outside and enjoy! Having sais that – on to this weeks update –

New Listings:
Emmalani Court 323 makes its first appearance as a new listings for $399K since last selling in 5/09 for $330K. Villas of Kamali’i 33 returns to the market as a short sale priced at $575K. This unit sold in 7/04 for $649K and was previously listed from 3/09 to 3/10 starting at $879K and dropping to $849K and again from 4/10 to 7/10 starting at $859K and going to $695K. Pu’u Po’a 213 is new at $949K having been purchased for $487K in 5/01.

Back on the Market:
Short sale Ka’iulani 30 is unfortunately back on the market after going into escrow on 7/29. This ocean view townhome is listed for an amazing $1.395M after selling from the developer in 8/07 for $2.3M. Bank owned Ali’i Kai 14G fell out of escrow and is back on the market priced at $274,900. This unit went contingent on 6/21 and last sold for $583K in 8/05 and was later foreclosed in in 5/11.

Contingent:
Ali’i Kai 13A found a buyer while listed for $299,500. This ground floor condo was purchased for $124K in 10/98. Plantation 1111, a vacation rental priced at $439K also went into escrow. This unit sold for $598,402 in 11/05.

Sales:
Bank owned Mauna Kai F6 sold for $190K while priced at $199,900. This unit was foreclosed on in 12/10 and purchased prior to that time for $431,650 in 11/04. Plantation 922, a short sale, closed for $380K cash with a list price of $399,500. This unit sold for $566,815 in 7/07.

Under Contract:
Hanalei Bay Resort 4323/ 24 moved from contingent to under contract as a short sale, which means all contingences have been met, including lender approval. Purchased in 7/08 for $1.350M, this Bali Hai / Hanalei Bay view condo was listed for $1.2M.

Expired:
Villas on the Prince 12 expired after only 128 days on the market while priced at $885K. This unit sold for $650K in 3/04. Short sale Nihilani 23B, a downstairs Moana unit was purchased for $685,160 in 11/06 and expired while listed for $569K.

Price Changes:
Bank owned Paniolo 107 was purchased for $475K in 9/05 and foreclosed on in 7/11. It reduced in price this week from $167,500 to $164,900. Short sale ocean view Sealodge F1 reduced from $259K to $229K and last sold for $600K in 6/05. Three bedroom Puamana 18B was at $399,900 and reduced to $369,900 after selling as a leasehold property for $88,273 in 5/97 and converting to fee simple in 6/00 for $38,675. Short sale Kamahana 14 went from $449,050 to $390K and last sold for $410K in 11/03. Emmalani Court 524 was purchased as a short sale for $380K in 6/06 and reduced from $475K to $455K. Makani floorplan Nihilani 8A made a significant reduction going from $695K to $579K. This townhome was purchased from the developer in 3/07 for $803,302. Hanalei Bay Villas 33 was listed for $675K and dropped to $595K. It sold for $445K in 4/02.

It’s no surprise Napo’okala went into escrow. This is a beautiful, well priced home on the golf course with lots of privacy. That’s it for this week.
