Home staging in Vaughan Advantage Staging is quite often called in to put  the final touches in place to prepare a home for listing photos. Vaughan is home to many show stopping homes which benefit by having the rooms "faced" for the camera.

I was contacted by an agent to provide that servcie as well as stage two vacant rooms. The front living room and the dining room were vacant. Not a good thing when they are the first rooms that a buyer sees upon entering the home. All I did in this home was rent furniture for the living room and dining room and provide the artwork and accessories.

Buyers make up their mind about purchasing a home within seconds of entering so it was critical to have these rooms staged to create desire on the part of the buyer.

Luckily, their agent arranged to have me stage the property within 24 hours. The home sold within 3 days for 100K over list. 23 offers were on the table. They had to have parking control in the brokerage parking lot and conference rooms.  Can  you imagine the excitement that was generated with this listing. It was the talk of the office for days afterward.

That is a great, succinct post.  I have always wondered, so I will ask you.  Do you ever or often get offers to buy properties you have staged so long as they come 'as-is' with the furniture?  If so, what do you do?

Hi Tara, yes quite often the buyers will want the furniture, a mirror or artwork. I just had one person ask for a bedding set. That was a first. I do sell the rental furniture. It is another revenue stream for my company.  I also sell it to design clients if their budget is smaller than what they would want their dream room to look like.

Thank you Laura, the client was over joyed and the agent was flaberghasted.  He had only used me once before and the results were as quick but not quite as large a bonus purchase price.  The listing was $729 I believe and it sold 100K over.

HI Kathy, everyone was very pleased with the results. It was a total zoo that day in the parking lot.  The agents that do not use a stager are  reveiwing their marketing plans to see if maybe, just maybe, staging might work for them.

Hi Karen, Facing is something that all stores do every morning before they open their doors. Placing their products lined up to the shelves, hanging the hangers all the same way or refolding and piling their clothes neatly. All done with the view of the buyer in mind, to entice them to come take a look and create a desire to own the product. We do it every day with our work.

When a listing photographer arrives, they take photos of what is there. A kleenex box right dab in the middle of a coffee table, keys and mail left out on the counter, drapes askew, toilet seat up etc. We are specialists at the details of facing the product (the property) for the camera lens.

Just another service you can offer your clients and a way to describe it. The results always pay off as you know. Your work is outstanding.

Hi Sally, the offer day was a huge success. You would think that the agents would be lined up at my door, however, the agents slow to accepting staging as part of their marketing still think it is an eception instead of the rule.

Except it isn't as we know. I had a 3.8 million dollar listing sell in 6 hours. 12 hours of facing the property and the results speak for themselves. The top agents understand that having me as part of their marketing plan creates a brand for themselves in the eyes of the buyers. We get the results they are looking for.

Hi Kathy, thank you for the feature!  Much appreciated.  The results certainly caused a stir in the office. The homes I stage will frequently have multiple offers but the number of offers on this one  was unexpected. It's just a regular street in a regualr subdivision.

HI Michelle, quite a few of the agents in the office have come to speak with me after this staged home sold. They want to know if I think staging would work for their listing. Hard to believe, but many agents are still sitting on the fence when it comes to staging their listings. I really don't know what else we can do as professional stagers to convince an agent to suggest staging to their listing clients. With results like these, it could be used as a tool in the marketing of their listings.
