Here are just a few reasons why investors should be pro-active on the Dubai property market, and why it was wise to invest beforehand. - Summer's over, the busy season is back! Sure, the city doesn't completely empty like it did several years ago during the summer months, but there is certainly a lot of people on holiday, and fewer tourists thanks to the temperature. Come October and it's a different story as the tourists start to arrive en masse and at least until early spring, the Emirate is full of residents and visitors now you can stay outdoors!
- Demand for any kind of property is rising now. Definitely related to reason number one, more people showing up here and the constant shortage of any kind of property, rented or freehold, means that if you wanted a better choice of the market, you should have taken advantage of the summer slowdown.
- Cityscape is over; you'll have to wait until next year. The biggest international property show, which was also highlighting new local ventures, ended almost 2 weeks ago. Good news is it will be on again next November, bad news is, that's a while to wait!
- Delays, delays, delays! Yes, construction delays continue to plague the market, meaning more and more investors are stuck having to rent for another year. Investors who bought in the summer on delayed projects had the chance to find rented accommodation when some was actually available. The busy season means finding rented accommodation just became more difficult.
- Lower property prices. Seems unlikely in a market that defies the odds and continues to boom, but there were at least a few properties listed on our website at a better price. Property sellers looking to offload their freehold property in the summer faced a smaller amount of interest, and if they wanted the property sold quickly, would have been more likely to drop the price.
- This property boom won't last forever. Despite the continuous increase in prices, that continues even now, property buyers won't have much longer to make a profit as our website listings show prices levelling out. If real estate investors bought in the summer, they would already own before the demand for property rises.
- The special offers are over. Many property developers have special offers on throughout the summer months to compensate for lower demand. Once again, more people to buy, less offers.
- Real estate brokers are busy. Yes, not only is the city busy at this time of year, but brokers are too and our time dedicated to you is more limited. - Sellers have more competition. While this time of the year should benefit sellers (more buyers obviously), there are also more sellers of the same properties and we do have a fair few website listings of similar units.
- Finally, the sooner you buy a property, the sooner you can look forward to moving in. This may seem a bit insignificant a reason, but many property investors can find the purchase of a property quite stressful, so get it out of the way early.
