You need every edge yuou can get. I remember when we moved South it was a buyers market and folks would not lmake an offer on a house if they did not like the carpet. And that market was no where near as tough as this one. Excellent post
Thanks Charlie - You are so right that you need every edge. So many sellers become discouraged by the news rather than taking control of the elements they have control over -- the prsentation their home makes!
Margaret- you are so right. There are things we can control when selling a house and it's important to do what we can! Forgetting about staging and repairing items can sink the sale.
Great blog, and so true. Very seldom to less than perfect houses sale just out the gate, unless they have fire saled them. Just do it if you want to sell it!
It has been a real blessing over the last couple of years that staging has really become noticed and essential when placing a home on the market. The TV shows for selling for success, etc. has made my job a lot easier as I list homes. Now I can draw upon the trend rather than what we all have known but was not as respected. Very nice blog post and so right!
Stage it, photograph it, list it, sell it! The first showing is online with the MLS, a staged - professionally shot photo shows so much better than an unstaged - unprofessionally shot photo and sellers should come to expect that these marketing tools will be applied when selling in today's real estate market. I've had the same stories of homes this past summer that sat well over 200 DOM and after staging (and it didn't always take much!) all the homes sold - one had been listed for several years... no offers, after just a staging consultation the owner received an offer in the first week.
Hi Margaret--great post. You have covered in detail every item a serious seller should do before listing their property. And your staging results are fantastic. Serious sellers should take note of that, too.

Kathy - you're right -- I've staged a few houses where the sellers thought the staging would make up for their lack of maintenance - wrong!
I'm hoping it is a sign of a more stable market that two of these properties were high end and none of them were fire sale priced. They did sail off the market however! Thanks for the comment!
Connie - we also find less resistance with clients who a few years ago had no clue on what staging was. We've also found that agents who have had good experiences with a stager can easily "sell" our services to their clients. I'm sure your enthusiasm shows to your clients and encourages them!
Karen - I'm going to steal that line - "The first showing is online" -- is SO true!
Janet and Kathy -- It all sounds so basic, bur recently I was looking on the MLS at listings -- it is shocking how many bad photos, unprepared rooms make it to the MLS.
