Blogging About New Construction Makes Your Phone Ring.....Try It!!!

When you participate in marketing new construction, you immediately add the potential to significantly increase your income.  This market is ideal for adding new construction to your list of inventory.  Everyone loves a new home.

If and when a potential buyer is ready to make a move, the first properties that the new buyer wants to see is new construction.  Buyers always start their search with prime properties, and if it’s determined that they cannot afford those properties, they will start their journey down the rungs of the pricing ladder. 

They may call before they’ve been pre-approved, and they don’t know what they can afford.  The point is that “your phone is the phone that rang” with that buyer call and it happened because of your new construction blog post.

The search always starts at the top with the cream of the crop inventory.  It’s human nature to want the best.  It’s a natural occurrence to investigate that top dog.  If an agent is marketing that property, that agent will be the recipient of the phone call, and it will result in the birth of your next buyer client.

Marketing new construction is a smart move today for all real estate agents.  You do not have to be the listing agent.  Introduce yourself to the builder and let him know that you will be marketing his inventory.  Make sure you have the correct information and start selling new construction.  It’s a money maker!!

Hi Ken....this is in reference to subdivisions that are not listed with agents....there are many of them....the builders have their own on-site sales team....they are now starting to list with agents but those who have not are fair game.....and if you speak with the builders you'll realize that they are very happy to have you market for them...very happy.

Barbara, just following the local Parade of Homes and posting about that will even bring in calls. Here, that's mostly new subdivisions. Some are marketed by Realtors and some not, and if a particular subdivision is being marketed by a Realtor or agent, I ask if I can take photos and feature the showcase home for the subdivision in my blog on AR (and tell them to look for their feature within a weeks time). I've not had anyone say no, at least not yet. And I've had one email.

So, yes, I wholeheartedly agree with you, blogging about new construction does work!

Chiara.....they'd be foolish to say no....they want and need as much exposure as possible.....you're doing them a favor and if you get a response and you show the property, you're a hero to them...

This makes the phone ring - but many turn off the minute they realize you are not the builder or his sales agent.  They want to pick your brain and then they think they will save money buy going directly to the builder.   I've written about this and discussed with buyers why this is NOT a good idea.  But most really think that negotiating with a builder is the way to go.  Its surprising how many of them think they can handle this on their own.

I was at our annual association meeting yesterday.  One of the speakers provided a snapshot of the annual sales and trends in our area.  New construction has sustained it's market share and continues to be the olyh constant in the market in our area.  Time to start looking at new home sales! ;)

Judith....that's a good idea....a good place to start....but you should also meet builders who you do not know and introduce yourself....market their properties too...

Ruthmarie.....buyers need a buyers agent and this is the best of both worlds for them....you have the information and you can act as a buyers agent because you do not have the listings...you're giving information to potential buyers.....what's up with your area???????

This is a good idea, but sometimes the subdivision is represented and the realtor will not agree.

I work with a few builders in the area. One i have listed his properties for the last five years. All of his clients come through me as the listing agent. It works for him as he knows that i'm markeitng all his poroperties and what he may have inthe works i can put out there for future growth. Since i have started this i have had another two builders approach me to ask my opinions and lsit with me too. One of the builders was rather skeptical of using an agent as when times were good he did not need an agent to make things happen. now finding buyers is not so easy. He is clueless on marketing. He is amazed when i tell hin people are coming by to check out the home, and he also wants me to help with the choices of the details inside. Color of flooring, cabinets etc. In the past clients picked out what they wanted with no assistance from him basically. Not he is not sure what the public likes. I  have become a designer too.
