Today’s home buyers are buying a home just as much as they’re buying into a neighborhood.  So it’s not enough to just sell people on the features and benefits of your listings.  You need to sell them on the features and benefits of each listing’s neighborhood as well.  You do that by becoming a neighborhood expert.  But if you are currently working several different farm neighborhoods, it’ll be difficult to establish yourself as an expert in all of them.  So focus on one particular neighborhood (ideally the one you live in) and design your website strictly with that neighborhood in mind.  When you’ve demonstrated you’re the most knowledgeable real estate professional in that neighborhood, it’s easy for people to infer you’re also the best one to work with, and so you’ll get more listings.  Having this information on your site is essential for getting your website top ranking in Google searches for your neighborhood and the surrounding area.  So here are some of the things you should address about the neighborhood on your real estate website.

So here are things you can have on your website about your farm neighborhoods:

History

Your farm neighborhoods often have a rich and colorful history.  If the area has older homes, it’s interesting to know information about how and when they were built and by whom.  Your area may have some heritage homes that are being preserved.  Find out how each street in the neighborhood got its name.  List a chronology of important events in the area since its beginning.  Lots of historical information on your local neighborhoods should be readily available on the web or at the local library.  Get to know the local history of how the neighborhood developed throughout the past century.  You can use this research as a great networking opportunity.  Ask some of the elderly people in the area if they’ve lived their all their life.  They’ll love to talk about how it was growing up there and how the area has changed.  They’ll certainly remember you when it comes time to sell their own home.

Local Demographics

Birds of a feather flock together.  There may be a considerable number of immigrants from a particular country in your farm neighborhoods.  If there are, have resources on your website specifically for these people.  Your site should note any ethnic establishments in the area: restaurants, book stores, foreign language movies stores, delicatessens or other ethnic shops in the area.

Do the necessary research necessary to become an expert on the types of people in the neighborhood.  You’ll want to know the people’s age, ethnicity, race, marital status, income, education, languages spoken, and number of children.  Present this information on your website.  This can be particularly valuable information to people immigrating to Canada from a foreign country.  Immigrants often like to ease their transition into a new country by living in communities dominated by people from their country who speak the same language.  So providing them with this demographic information can help them know whether they’d fit in with your farm neighborhood.  

Having this data will also help you understand how to better market to these people.  For instance, if your research indicates a high percentage of the area’s residents speak Urdu (a language spoken in Pakistan), you may want to have your marketing materials (including your website) available in this language as well as English.

Notable Residents

Note anyone famous or notable who lives in the neighborhood, or has lived there in the past.  Perhaps you can pick up some celebrity clients who can give you a testimonial on your website!  The Wikipedia page for your area will have information on notable local residents as well as the elderly people in the area.

Upcoming Commercial Developments

Neighborhood residents are always interested in hearing about new commercial establishments to be built in the near future.  Not only will these new businesses enhance their local shopping and enjoyment of the area, but they’ll help their property value appreciate.  You can get the inside track on upcoming new businesses coming to the area by talking to local government officials such as the economic development office or your local Member of Parliament or state legislature.

Great ideas, Gabrielle! I can attest to the value of selling the neighborhood... not just the home! I was the seller's agent for a home down the street. We came to terms w/ the buyers but they were a "bit flat" with the whole thing... UNTIL i started talking about the neighborhood, the school, etc. I never saw such great smiles & was thrilled that I helped "uncap" their enthusiasm.

The neighborhood is what they end up enjoying at the end of the day. Safe neighborhoods = happy people. If the buyers are young and they like the whole party scene, they would never be happy in a neighborhood that has a 90% population of 70 year olds.
