Texting is the preferred way to communicate for many. There are many advantages to texting but i never thought of any dis-advantages... until yesterday.



I had an agent who called today and said "did you get my clients offer?" I said no, did you email it as a pdf file as stated in the MLS listing, did you fax it or drop it off?

"NO, they said, i texted it"..... You what??? ".....I texted it they replied" I paused for a few seconds which seemed like minutes as they yelled hello into the other end of the phone. As they started to get irritated and started raising their voice, i had enough already... I told them "unless i am missing a technology breakthrough, how can you text the 5 page purchase agreement, a copy of the deposit check and a copy of their pre-quailfication letter to me?"

They simply said "i didn't" - "I texted you the price they were offering". I told them that does not constitute an offer. They said they were home already and didnt have a scanner or fax at home and thought this was easier.

 

 

Well enough is enough... I told them first of all, the house went under contract yesterday afternoon. Their reply was "Did my buyer get it?". Shaking my head violently i had to tell him "NO, your offer was not an offer, an offer has tio be in writing, it has to be signed, it must include a copy of the deposit check and must include a copy of the pre-quailification letter."

 




Now the pause was on the other end of the phone as they replied "i better text my buyer than" and the call went dead.

MARGARET great point, the bottom line is the offer has to be in writing, i tell agents if it is not worth putting in writing you probabily should not be making it. Thank you for the comment

Scott - This reminds me of a post I read a few days ago by Susan Haughton where she talks about how all the latest technology in the world doesn't matter if the person using it isn't a competent professional.  On that note, I may not have all the latest gadgets on the market or belong to every social network on the net but I most certainly know how to do my job and I'm pretty %@#^ good at it too! 

Personally, I think my clients appreciate my knowledge and experience about mortgage loans and the lending environment than whether or not I have all the latest technology or tweet my every move.  JMHO

Scott - If you offer to text him the keys -he might think it is the code for getting in through the security system , and that his client is the new owner -- based on how well he understands technology.

Thanks for the comment Peter and Linda, faxing at least is acceptable as there is a written record, but texting just doesnt cut it yet for submitting an offer.
