This is so true, just hope most folks don't try to pursuade buyers from buying a lifestyle they can't afford!

The benefit - the lifestyle. You got it Gary.  Instead of promoting the 3 bedrooms and 2 baths - take some time to identify  the most appealing qualities of the property. Why would you want to live there, instead of the three bedroom 2 bath home across town?  As you put it "Always think Lifestyle."  :)

This is a great obviation!

Horses are indeed a lifestyle, more of a commitment than kids, horses never reach a point where they can take care of themselves.

It is a lifestyle change.  I sometimes have clients from out of state who believe they are moving to Texas so they need a ranch & horses.  I ask if they have lived on land and had horses and the answer is often no.  I then ask them if they have considered the care of land and animal and they really haven't.  Just thought it would be great.  They usually find out that both are expensive in terms of time of care and out of pocket.  Making sure your clients have investigated their direction/choices clearly saves a lot of time as well.

Gary, it is a lifestyle we sell.  And, I always keep that uppermost in my mind when I start thinking of property as "just inventory".
