Ok, the key to home buying/selling is a qualified Realtor.  I've gone through agent after agent, believe me.  A good realtor can make anything happen and you can't put a price tag for a satisfactory transaction.  But looking for one will take time, whether it's one in Skagit County or Miami.  I did one in a good housing market (Bay Area) and came across a ton of real estate agents:
