Dorie, i love that e trade baby...and you are so right Austin is hot, inventories are diminishing , rates are low so why is anyone sitting back? Need to take a hint from you and do a post to encourage the buyers too...although are inventories are still pretty hefty...good share!!

Each geographical area of our country is different. Many buyers listen to the national news and just don't understand areas of the country that are doing well just don't have the same real estate market as other parts of the country.

Dorie, I just love that baby!! In fact, I love, love, love the Subway commercials where the adults have kid voices. Cracks me up. On a more serious note, I think it's so important for agents to work in their sphere of influence. I work in a very limited area having only a few years here in MD. I'm pretty good at knowing what's sold, what's turned over, what's rented and when it will come back on the market. I really think MLS should service local associations, and if you want all the info, you should belong to that association. It might encourage agents to deal where they understand the market and ups and downs in their area. Oh well...there I go on my soap box. I do agree with you, it's so important to know your community. I do enjoy your listings and the knowledge you bring about your area. :) Gail

Too many buyers are listening to the national news and that is like listening to the national weather report! Each area is different and have different dynamics in play!
Dorie: The E-Trade commercials are the best. I would not even think of buying a home without a professional like yourself to represent me. Your knowledge and experience is what folks need to guide them through the entire process.
