I’m looking at current rates of home sales across the USA— in particular how long it’s taking to sell off the inventory of single family homes in a Buyers’ market.

8 Tips for Home Sellers in a Chilly Market
1. Fund a Spruce-Up Budget
2.Consult with and Utilize the Services of a Talented Staging Professional
3.Target Your Audience—
Who will love your home as much as you do? Dog lovers? Horse Lovers? Eco-Friendly Folks?
Baby Boomers? First-Time Home Buyers?
4.Create an Outreach Program Specifically for Your Target Audience(s)
5.Know and Utilize the Facts and Stats about Today’s Tech-Savvy Ways to Reach Buyers.
6.Select at Least One (1) Feature to Emphasize in Each Room in the Home
7. Create Docent (Feature and Benefit) Cards and Place in Each Room so that Buyers and agents can point out the assets of the home.
8.Take a New Approach. (This is my favorite of all the tips...how about you?)

Hi janeAnne! Good list. We have adapted a listing strategy that involves a staging consult for all our listings. Staging pros are able to direct focus to the highlights of a home that might otherwise go unnoticed!

Karen~ I'm an old schoolteacher...I got the idea from watching science fairs...I use this technique to help buyers' agents and their clients to see the features (and benefits) a home can provide...Here in Asheville I have found that residential listings where the technique is used attractively produce sales... I also use a variation of the technique for LAND listings...

I agree with your comment, " ...Staging pros are able to direct focus to the highlights of a home that might otherwise go unnoticed! ..." When I have asked a staging pro to come in to assist on the sale of an Asheville listing, I have seen super positive results.
Target the audience, and who in that audience would be a good match, that should consider your home town, your local real estate listing you are hired to market and sell. Super post I "liked" and suggested!

When you decide to stage/redesign your house for the resale market, you gain a huge marketing advantage over other homes for sale
Love how you have made the "shift" JaneAnne. Now, would you come to my market and tell the agents this. Support for staging no longer exists here and they blame it on "how things have changed" and they refuse to believe that staging can still lessen their days on market and thus their costs.

It is imperative to incorporated the most current marketing into our listing presentations, including Youtube videos, facebook fan pages, 800# interactive sign riders with call capture, Extremely high quality HD photos, feedback surveys for buyers agents, and Active Rain exposure!
I love tip 7. and need to add it to our listing presentation!

JaneAnne...it is perplexing because I too have many local examples (and they know them) of how staging has helped SELL the new and lingering listings. AND no one local will give me a straight answer. A puzzle for sure! Thanks for the affirmation to what this is.
A bit more insight is that NOT ONE agent in our area (about 125 of them) uses any social media for marketing...not AR, not facebook, not linked-in nothing. I feel like I'm living in the middle of the LAST century and when at a local mtg. I asked who had read Gary Keller's SHIFT, no one raised their hand. It's quite frustrating to say the least.
My two favorite tips are 1) Knowing your audience which points out the selling points of the home and 2) Using social media as a powerful medium for exposure. Thank you for posting this janeAnne!
