The current housing data available shows that year to date there has been a 30.7% drop in the number of closed sales this November when compared to November 05.  Overall the year to date drop is 8.3 percent.

There was 3.3 percent gain in the current average price however the median price fell by 4.6 percent

The most active part of the market is for properties priced under $400,000.  Most of the first time buyers are looking for property up to $ 250,000.  The inventory for this price level is very low , so demand out pace supply.

According to an article in the Poughkeesie Journal on December 8th rents are on the increase.
