Welcome to Step 3 of my 12 Step Guide to Getting Your Home SOLD!  Last time, in Step 2, we discussed pricing your home--the factors that do and don't influence the selling price of your home and how to successfully price your home so that it will sell quickly and at the highest rate of return for you.

 

 

 

Step 3: Understanding Uncontrollable Factors that May Decrease Your Home's Value

 

 

 

Uncontrollable Factors that May Decrease Your Home's ValueToday, we will duscuss the factors that are out of your control that may decrease the value of your home for sale.  Although you cannot control things like neighbor issues or poor location, it is important to understand how each of these items affects your home's value so that you can correctly price your home.

 

 

 

1.  Less-than-Desirable Neighbors:

The homes around yours and the people living there can have a significant impact on buyers' perceptions of your home.  There are several ways neighbors can decrease the value of your home.

 

Neglected Property:

First, your neighbors may decrease the value of your home simply be neglecting their own property.  This can include having dead or nonexistent landscaping, storing old cars and other junk around their home, or not maintaining the appearance and upkeep of their home.  You may have the prettiest home on the block, but if it is next to the messiest, your home's value will likely be decreased.  To address this issue, check local ordinances for lawas about home upkeep and appearances.  Many will have rules dealing directly with junk cars and other clutter.  If you live in a subdivision, contact your Home Owners' Association to see what rules are in place concerning home upkeep. 

 

Noisy Neighbors

Your neighbor's actions may also have a negative effect on your home's selling value.  If you have neighbors who are excessively noisy, check local noise ordinances and report violations if necessary. 

 

Sex Offenders

 One neighbor issue that cannot be so easily addressed is the presence of a sex offender in your neighborhood.  Research points to this factor as one of the biggest factors that may decrease the value of your home or take it longer to sell.  Even though there is nothing you can do about a sex offender living in your neighborhood, it is important to know this fact and be prepared for it to potentially scare off some home buyers.

 

Non-Existent Neighbors

 A fourth kind of undesirable neighbor is no neighbor at all; foreclosed, vacant homes are usually not well-maintained, and many buyers will choose not to live near homes that have been foreclosed upon.

 

 

2.  Location, Location, Location: 

 Another factor you cannot change about your home is where it is located.  Even if your home was in the ideal location when it was built, new construction or shifts in the community may make the positioning of your home less desirable to home buyers.  For example, developments such as a new highway, a power plant, or a landfill can detract from the value of your home.  There is really nothing a home seller can do about such factors but accept them and price their home to reflect these changes.

When selling your home, there are many factors that go into how buyers will value your home.  While there are many things home sellers can change to improve the value of their homes, there are some factors that simply cannot be changed.  Whether you live next to a late-night garage band or a brand new freeway, understanding that these factors may decrease your home's selling price is important so that you can correctly price your home.
