Kingsbrooke Single Family Home Report:  September 2011

Despite a few freak days where temps in Bristow have been in the high 70's, Kingsbrooke residents know are enjoying fall.  There is a chill in the air, the leaves are turning and Halloween is just around the corner.  With the month of September behind us, we can take a look back at the Kingsbrooke single family home market and see what's going on with Kingsbrooke home values.  Comparisons will be made to last report, August 2011.

KINGSBROOKE SINGLE FAMILY HOMES FOR SALE

6 Listings were Active

4 Regular Sales, 2 Short Sales

High List Price was $449,900

Low List Price was $270,000

Average List Price was $377,383

There was one more active listing during the month of September, compared to August.  Unlike, August, this report saw that the majority of single family homes for sale in Kingsbrooke were regular sales.  The high list price decreased $10,000.  Low list price decreased $29,900.  Average list price decreased $13,623.  Kingsbrooke home owners will always get the best idea of their current market value by looking at the SOLD column, as list prices are merely suggestions.

KINGSBROOKE SINGLE FAMILY HOMES UNDER CONTRACT

5 Listings were Under Contract

4 Short Sales, 1 Regular Sale

High List Price at Time of Contract was $325,000

High Marketing Time was 239 Days

Low List Price at Time of Contract was $250,000

Low Marketing Time was 4 Days

Average List Price at Time of Contract was $299,978

Average Marketing Time was 67 Days

There were exactly the same number of single family homes in Kingsbrooke under contract in September as there had been in August.  Again, this category is dominated by Short Sales.  High list price at time of contract decreased by $114,900.  Don't fret.  This has more to do with the fact that the majority of single family homes in Kingsbrooke that are under contract are smaller single family homes.  High marketing time was the same, as was the low list price at time of contract and low marketing time.  Average list price at time of contract decreased $27,982 and the average marketing time increased by 48 days.

High Sold Price was $420,000

High Marketing Time was 19 Days

Low Sold Price was $420,000

Low Marketing Time was 19 Days

Average Sold Price was $420,000

Average Marketing Time was 19 Days

While four single family homes in Kingsbrooke sold in August, only one sold in September.  So it probably doesn't make any sense at all to compare high and low numbers.  We'll stick to the averages.  The average sold price for this report increased $54,250.  Average marketing time was two days faster.
