412 showings but only 5 people came to the house?

More and more people today are looking for homes, either to buy or rent online than ever before. There is not much room for growth in the numbers looking online, such that it is changing the way Realtors and real estate agents market their listings. As more people look on line less people seem to be looking physically.

Every real estate website will tell you that those homes with MORE photos get more views, so selecting the right photos is even more important than before. As internet searching grows more buyers are looking online for longer periods and without representation because most of the listing information is out there on the internet on multiple sites.

As a listing agent what is the correct number of photos to show, 12, 24, 36 or even more, should you include video? There are so many options to add, floorplans, virtual tours, map views, walkscore maps, the list is almost endless. But is today's home seller prepared for how this changes the number of physical showings? As a listing agent can you tell your seller how many internet showings they have had this week?

As buyers discount homes before physically seeing them either because there are no photos, or simply the photos are too few, or only of the outside of the home, leaving buyers to ponder what lurks inside home owners are not understanding that showings physically are down. They are getting stressed at the low level of physical showings and expect their agent to help them change this because they do not understand the market as it is today.

Are agents then making these homes available easily for these unrepresented buyers to view? As we all know none of us like to feel indebted to someone, so when we walk into a shop and are asked if we can be helped, we nearly always say "No, Just looking." Even when we specifically came to the shop to buy something. Likewise buyers today want to see properties physically, but don't want to call an agent and feel indebted to work with them, so public open houses are even more important for these unrepresented buyers. It allows them to see the home they might have interest in plus check out the agent and see if there might be a deal that can be struck on this home in this market. I am seeing more dual agency deals being done today than I have in a long time and believe it is internet buyers who are unrepresented and hope either to secure a better deal possibly through working with the listing agent, or simply through ignorance of the benefits of working with a buyers agent to protect their interests.

By my experience with high level homes in Houston ... buyers are hungry for information and short on time.

Our floor plans have photos embedded inside them that launch from where the photographer took the shot; this is linked to a VERY detailed room-by-room description and this is uploaded onto MLS and becomes part of the info available to consumers. They can seamlessly click from floorplan to photos to description and they stay online for hours.  My own stats track how long they are online and I can see which photos are being opened; what files are being accessed.

Our major market is high level executives transferring into Houston .. Doctors in the Medical Center; Oil & Gas Executives, as we are an energy city; Engineers, Lawyers, Judges, etc. and they show up  to tour the listing with the floor plan printed out and covered in notes .. things they want to see.  We call it the 'mental move-in" because you can tell they've spent time online studying every detail and making notes for their tour ... they've kind of "prequalified" the house for their own use -- and now they want to check it out to be sure it is all true. Will it ever replace seeing it in person... doubtful .. but what we are finding is that it is putting us at the top of their SHORT LIST.  Before they ever leave California, or Tokyo, or London or wherever they are now, they've studied it online and before they hit town its on their "see" list.  I've also gotten thank-you notes when the lone house-hunting spouse emailed back to the other the plans for review... "How about this one, honey?".    I understand the psychology of the "teaser" but by our experience what they can see online and print out and hold in their hand has more "substance" than what "might be" in the other house.  We want to be on the SHORTLIST, not the if-we-have-time-left-over list .. and pictographic images, photos and property descriptions help us get there.

Robert and Lisa that is the big question what is the right number.

Judith, interesting concept, it seems this is more for high end properties, which we have plenty of in our area, but most of our listings are not in that bracket.

Cool photography is a MINIMUM!  Video is great, as well as neighborhood info.  Along with the photos - we have the ability to detail information about our listing photographs.  We like to sshare pertinent information - past labeling - this is the kitchen - to Goumet kitchen with stainless steel appliances including Bosch, SubZero, xxx offers open view to the Great Room.  Also in the descriptions we like to set the stage about how you can live in the house and neighborhood - pools, parks, whatever you can enjoy in the area.

We're a VISUAL society. I'm huge on photos & video & their benefits!

Showcasing a home correctly online lends to a 24/7/365 open house & gets buyers further into the "desire funnel". They may watch 4 or 5 times before stepping foot in the home the first time.

On the flip side... They know what they don't want & having plenty of info & visuals may also "tell" prospective buyers that this one's not for them. It may not get you that buyer/customer, but it certainly frees your seller from the inconvenience of unnecessary showings & wasted time (which could bring the #'s down).

I actually shot a video on this topic a while back.

We use video right now, but our mls does not allow it as well as a virtual tour, so it is either or, we can use the virtual tour from our website to show more photos or a video, not sure which is better and clients cannot see before clicking the difference.

The number of people looking at photos on the internet corresponds with the number of people who are actually serious buyers. Only 4% of the public are ready, wiling and able buyers. Of 412 online showings, only 16 would have been real buyers. Helps understand why the showsings online vs. IRL are so skewed.

With the amount of information available online, buyers can hold off on calling an agent, and as the information is so detailed the necessity of getting their own buyer's representative is not as critical as it was a few years ago

Nick and Trudy - I don't think everything can be shown in the photos though I know that as listing agents we need to show as much as possible because that's what most buyers use to decide whether or not to physicall walk through the house.

Plenty of professionally shot photos, high quality staging and a major presence on the world wide net are what gets homes sold today. The exceptions are when you are relying simply on price to drive sale. That works, too!

As a home stager I can't emphasize enough how good photos make a difference.  As a buyer for the last two years on Maui, even though I worked with an agent, he didn't show us anything that I hadn't thoroughly pre-screened on the Internet.  Most listings I wouldn't get past the third or fourth photo, and as a designer I can past what is there to what is possible.

In today's world your first showing is no longer in person... It's online. These statistics are similar to times before the Internet. For example, how many people who see a home for sale in the newspaper and then drive by only to find that they didn't like the backyard and never call the agent, IMHO, stop looking at the online traffic and concentrate on the 5 showings. At least those buyers scheduled a showing. Hope this helps!

Great Headline ! and becoming so true ! Hey keep in mind that a listing agent can do the entire transaction(no sharing of commission with another agent) as an AGENT for the SELLER only( Buyer is unrepresented). No need to water down your Seller's representation !

Nick and Trudy, while the majority of my clients are agents who list luxury homes now .. I (for sure) didn't start there .. I worked my way up.  They have found it is a differentiating factor when they include my service in their listing presentation. The Seller reviews the various candidates and concludes that with the way we market -- they are getting "more". 

The "more" is the key .. they want to be differentiated ... in 7 years of doing business I can honestly say no one has ever said "this is too much information -- cut it back" .... buyers are hungry for relevant property information. 

And potential sellers are up on our MLS sneaky peeking at homes in their local area ...looking at how they are priced and seeing how they are marketed waaaay before they are ready to select a listing agent themselves --- but then when they see it online ... they (also) want MORE... that is the realtor they call when it is time for them to list their own house. Its happened often enough we call it the "throw-down listing" where an agent has gotten a listing they didn't even know was going onto the market because the Seller saw one of their current listings being marketed in the local area online and wanted THAT level of marketing.  "Judith, I got one of those throw-down listings again, how soon can you get over here?"

HOW you market online is very, very important ... it is the only "face" most potential buyers ever see, so show them the best you got.  Differentiating marketing distinguishes YOU as well as the property depicted.  Like me, many of my agents didn't start listing luxury homes ..... together we worked our way  up.... and differentiating marketing helped them acquire the attention of Sellers with high end homes.

Everything depends on the quality and condition of the home.  The better the home, the more pictures you should post.  If the home has issues you may need to reduce the amount of photos but at the same time you need to adjust with your price.

This is a very important issue. Buyers can go to ebay and see 12 pictures from 12 different angles of any item they may wish to buy. Then they look at our MLS-es and see 2 pictures of the $200,000 place they are going to spend every day in for the next 3-60 years? The absurdity is mind boggling.

Speaking of pictures... Why does HGTV blur artwork in their shows?  Is there a copyright issue showing artwork on TV/online/in MLS pictures?

I just did an online search and answered my own question.  It is a copyright issue.  I am not a lawyer, but it might be better not to show artwork in a picture for the MLS.

Congrats on the feature Nick!  I know that on Realtor.com, homes with more pictures come up first in a buyer's tour so it behooves us to have all 25 photos.  The problem is some houses just don't lend themselves to 25 different photos.
