I suppose, with all the available information, resources, and links on-line, you're a lot more comfortable doing a great deal of the preliminary grunt work on your own than a similar person would've attempted not 5 years ago?

But, simply because of the age old way real estate is still transacted in this fine country, you will need to seek me out, a Realtor, in order to move successfully through to closing.

In past posts, I've cleared up the faulty thinking of trying to save money by circumventing the use of a Buyer Agent--what really happens is the listing agent will keep 100% of the commission rather than splitting 50/50 as MLS usually dictates, and that same agent, working for the seller, will get the best price and terms for the seller, leaving you unrepresented and alone.

In a series of similar posts to this one, I list 10 Top Real Estate Myths and/or consumer misconceptions. These are generated from years of experience in the real estate field. I want you to read them and see how you do with the answers. I will warn you that sometimes the answers aren't always clear yes or no, but rather an absolute maybe!

1. Regardless of the market, it's always good to put money into a property to bring it up to showing quality.

2. If radon is found to be present in a home, the only way to be sure cancer is not an issue at all, is to demolish the building, secure the site, and possibly rebuild.

3. Putting ant traps and spraying around the home with store bought insecticides, is preferable to paying a professional exterminator.

4. An in-law apartment in your home can provide much needed offsets to your mortgage through charged monthly rent.

5. Easements on your property are only concerned with things under ground, so you can always plant things or erect sheds and garages over them.

6. By doing a "Short Sale", you are automatically forgiven the difference between what you still owed and what the home ultimately sold for.

7. In the state of Virginia, a lawyer must always be involved with every aspect of the purchase of a mobile home.

8. Real estate commissions offered to Realtors are pre-set by the Virginia Occupational Commission.

9. Do not waste valuable time, energy, and money fiddling around with wills, insurance, and savings--get out and buy your first investment property before you get cold feet, the market changes, or you get paralyzed with first-timer's fear!

10. Do not buy a home that isn't equiped with a back-up power generator!

So, how do you think you did? Like I said before, some of these clearly do not have a definite absolute yes or no answer. Many of these require common sense and a strong foundation of experience in order to answer, as well as an understanding of how they relate to your particular situation. One size doesn't fit all. Communication is key.
