Everyday we make first impressions about people we meet.  Whether it be right or wrong, everyone does it.  This is especially true when we meet clients for the first time.  Before you even open your mouth, the client will have determined, generally, whether or not they are going to list with you.  Your presentation will show if you are organized or if you are a waste of time to them. 

So advice to the new professionals out there, be organized, well-dressed, smell good, and use a breath mint before you meet the client.  Then blow them away with your presentation.

Remember, you don't want to lose a listing because you didn't use a breath mint or forgot to floss. It is essential to be a consummate professional, otherwise there are many other agents that are more than willing to take your place.

Good point,

I had a friend & his wife that was looking at homes. They ask me if i know any good realtors to help them find a home.

I passed on the name of a realtor that i have worked with a lot & he seemed like a good person. My friend called me all up set with the realtor because he drove him & he's wife around to look at a few homes & the whole time he was smoking in the car with them & my friends wife is very "pregnant".

Needles to say i would never recommend this person to anyone i know.

AMEN!  AMEN!  AMEN!  I can't tell you how much it means to a prospective seller when you show up on time or a little early, look impecable, and most importantly HAVE AN AGENDA!  I have won listings over some of the most veteran of real estate agents in my area that I competed with simply because I had an AGENDA of what the evening was going to cover!  Having an AGENDA to a client says that you have a plan!  I think you just gave me another idea for a new blog post on listing presentations...

Matt I posted a blog on dress codes a few weeks ago and I heard from agent across the whole spectrum.  Although my company has a very strict dress code I heard from agents who always wear jeans and have never had a complaint.  I guess it is personal preference although I tend to agree with dressing professionally.
