Low Hanging FruitI just closed escrow on a duplex in Watsonville. My investor was excited about the property when it first came on the market at $240,000, but felt it was a little over priced. Because we closely monitored the listing, my client was the first offer submitted when the listing adjusted down to $210,000.

After we reviewed the inspections and contractor bids, I was able to use the repairs to negotiate the seller kicking in an additional $10K credit. The seller found a buyer and my buyer is thrilled! I am reminded again to never stop negotiating for a client—don’t leave the low hanging fruit.
