Redding CA - Short Sales - Learning About Short Sales - Know Your Options--we continue to see the short sale as a solution for homeowners facing hardship. As a short sale agent who has been helping my clients with short sales for the past four years, it is critical that you know your options and that you learn about short sales.

When I get a call from a new client inquiring about short sales, I have a list of questions that we go through over the phone. The most important question that I ask is if they have researched their options. Researching their options means that they have consulted with a financial professional or a legal professional or both. It also means that they have talked with other friends that have been through the short sale process or researched on-line. There are many reliable sources that help you learn about short sales, the pitfalls and the benefits. It is your decision to weigh these plus and minus values to determine if a short sale is right for you.

Each situation is unique and that is why general information while very valuable will fall short if not applied specifically to your own set of circumstances. This is where the professionals come in to help you. You do need to know how it will affect you financially and legally. You need to know your options.

Once you have determined that you want to do a short sale, then real estate agents who have taken training and have experience in closing short sales will be able to help you. It is important that you ask these agents how many successful short sales they have closed. I have noticed lately that agents are telling me they are short sale agents when I can tell they actually do not have the experience that would indicate that fact. Be careful of agents that are saying "The short sale is the best solution for everyone.....and so on". That simply is not true and is an indication that you should verify this person's credentials. The short sale is not the best solution for everyone. You need to educate yourself in this respect and seek professional counsel to help your determine what is best for your set of circumstances.

Again, once you know that you want to do a short sale, the process is relatively simple. You need to speak with your bank to see what options are available to you. You may qualify for a modification of the loan or a refinance option. You will need to have income to qualify for these options. If you have suffered a hardship and cannot remain in your home, these options will not be available. The bank most likely will advise you to do a short sale. They may have their own process and documents that they want you to fill out.

They will tell you to find an agent and to list your home. This is where it becomes important to find an experienced Realtor who has taken training in short sales. Each bank operates differently and has guidelines on the bottom-line number they can accept. It is important to adhere to the guidelines and to market and sell the home within these guidelines. It is also important that your agent knows the trending market values and can price your home exactly right. This requires knowing market value and getting the short sale discount price correct. When the short sale package is submitted to the bank, it will be accepted and not countered if we got that price right.

You also want to find an agent that markets the Internet on short sales along with all their other listings. I don't treat my short sales different than I do my other listings. I take beautiful photos of my short sales and market them pervasively on the WEB. Short sales represent one of the best opportunities in the real estate market right now and knowing how to market and sell them is not hard. It is a simple equation of getting the numbers right and getting the property out there to be found by that new buyer.
