Full Moon Making Agents Crazy in Phoenix
This seems pretty straight forward and simple - call listing agent for showing instructions. doesn't it? It's custom in my area to look at the private agent remarks section in MLS for showing instructions. Showing instructions vary from 1) vacant on lockbox show anytime to 2) call seller to confirm appointment or 3) call listing agent before showing or 4) some other variance needed in the situation. It's really not that complicated. It's our custom here in the Phoenix area and it works well - if the agents read the showing instructions first!
The other day while I was working in my office I got an email notice of a showing on a listing that was AWC (active with contingencies). I knew the agent remarks also read CALL LISTING AGENT BEFORE SHOWING so I was a bit concerned as to what was going on. I immediately called the agent and asked him why he was showing that property as it was not available and states so in MLS. He told me that he hadn't gone into the condo as there was no key in the lockbox. What? No Key this wasn't sounding good at all. He was quite cocky and 'suggested' that I put in the agent remarks to call listing agent before showing because he would have called. (Can you see my blood boiling just a smidgen!) Excuse me sir but MLS states this home is under contract and the agent remarks clearly state to call me first regardless! He didn't have much to say after that.
Whatever.....I had to let this go and figure out what happened to the key!
We immediately looked up the history of the lockbox to find out who was the last person in that property. And guess what, it was me. I would take the lockbox off - not just remove the key so this was very odd. I called the seller and guess whose card was inside the property? You got it - the agent who insisted he didn't get in the home! Why was this agent lying to me about not getting into the condo?
The seller went on to tell me that she had 2 friends staying with her and they had been out to lunch when the agent showed the home. Natually, she wasn't happy about him being in there in the first place. I asked her to make sure one of her friends hadn't taken the card from the front door and brought it in the house. They said the card was on the kitchen table when they arrived home.
So why did this agent tell me he hadn't been in the property?
I called the agent again and asked him again, what had exactly happened. He again told me there was no key and he didn't go into the property. Really? Why was your business card inside the condo on the kitchen table? "I was looking at quite a few condos in that complex and I must have gotten your listing mixed up with another one that had no key". I can understand how that might happen but you still had no business going into the condo in the first place. I let him know my client was 76 years old and extremely worried and upset by this incident and totally beside herself. She's a very sweet lady and is going through loosing her condo through a short sale and now this......not a good thing to have happened to her.
He apologized and asked me to please tell the seller he was sorry. And then he says abruptly - is there anything else? (Can you see my blood boiling just a smidgen!) By his response you can imagine how truly sorry he was for upsetting the client nor did he care about whether or not he actually followed or even read the showing instructions.
To rest my clients fears the door lock was changed and there will be no lockbox on the home and no showings (if there even needs to be any as it's looking good to close) unless she is at home. She was comfortable with this action. This all could have been averted had this agent read the showing instructions instead of doing things 'his way' regardless of how it might effect others. What are the chances he'll learn from his mistake?
