Is Your Head in the Sand?

The saying "Head in the Sand" means that you are oblivious to things that are going on around you...  with your head in the sand you can not hear or see what is happening around you so in your mind it really isn't happening at all.  Sort of like the Ostrich and the old "If I can't see you, you can't see me" concept.  

If you are trying to sell your home, you need to get your head out of the sand (or the pine straw).  I know that you probably over paid for it in 2005 (a lot of folks did), and I really do understand that you don't want to lose money (who does). Unfortunately, home values in Pine Knoll Shores have dropped an average of 10% each year since 2007.   If you search long enough, You may be able to find an agent that will bury their head in the sand right along with you, but it's certainly not going to be me. 

 

Now, there is some good news.  Prices seem to be leveling out in Pine Knoll Shores and in some cases, prices are starting to creep up just a bit.  There is still a large selection of homes for sale in Pine Knoll Shores, but number of sales are up from last year causing the number of active listings to drop about 15%.  Average Days on the Market is dropping a little bit (1%), and their are fewer and fewer new listings added each month (down 29% since 2010).  This is all great news.   

 

Also try to remember, the longer it takes for your home to sell, the more money it's going to cost you.... taxes, insurance, HOA Dues, Maintenance, etc. And let's not forget about the six wonderful years you have enjoyed your island home.... that's gotta be worth something!  If you were renting, it would be worth about $15,000 per year, for a grand total of $90,000 for the six year period you owned the home.

 

I'd love to sell your home for you, but you gotta keep your head out of the sand, and be reasonable with the list price.  Give me a call if you are ready!

Looks like a great way to pitch to your potential client's. With the inventory going down the prices on a slight rise, Now is the time to buy. Also the Foreclosures are on a decline.

Also the rates we are seeing now, It's almost free money to buy a home.

Amy, Sound advice!  You've got to be true to current market conditions if you want to sell a home.  Glad to hear prices are starting to head up again after all the declines.

The decline in home prices is an unfortunate reality. But, if you want your home sold, as you stressed in this post, you need to get your head out of the sand and price it right!

Amy, regardless of the conditions if people need to sell they need to look at things from ALL sides. That where an experienced broker like yourself comes in.

Amy, You said it so well.  I especially like the point about what the beach house would have cost them if they were renting.  So many seem to forget the value of the years they've enjoyed their home. Nice blog!!!

Great blog Amy.  I turned down listing a home because the seller had unrealistic expectations.  The comparables were presented to her but the seller's head was buried in the sand.  Another agent listed the property, who listed the property at the inflated price.  The property's listing price dropped two times.  Well the listing is still too high!  Sometimes it's better to move on.

Thanks Guys.   I wish all sellers were realistic, and many of them are.  While things do seem to be leveling out, I don't see the prices hitting 2005 numbers again for quite a while.  Keep you heads out of the sand and have a great weekend!

I love this!  Great way to put it to the sellers out there who bought at the peak.  We always try to impress upon them too that if they are going to buy after they sell, they will reap the benefits of the down market.
