Why New Construction? Why Now? There are several reasons to take a look at new construction during October. The number one reason would be the incentives offered, especially from the national builders that want to get inventory off their books during the last quarter of their fiscal year. Many builders are taking price reductions as well as offering bonus incentives to close within 45 days. It is pretty simple to use some of the incentive money to buy down the interest rate and getting a much more comfortable monthly payment, couple that with the energy $$$ savings of a new home and you can afford more than you might have thought.

 

Some more great reasons to take a look at new construction is that they are being built with superior energy efficiency and advanced building technology, they offer builder warranties, builder financing, which can really go a long way in helping getting a qualified buyer closed, their lenders know the product and typically have a higher closing rate.

 

The buyers can personalize the home, they get to pick the finishes that they would like in the home. Many of the new communities feature wonderful amenities, new shopping centers, parks, pools, recreation centers golf courses etc.

 

     I would recommend that you include your favorite real estate agent in the process, most builders will not tell you to get an inspection, or to have the sewer line checked or any number of other things that may happen during the course of the build. It is nice to have a second set of eyes on the process that are working in your benefit.

 

     An example of a benefit of using an agent- I was working with an older couple and we went to visit a new site that had their ideal home in the framing stage, we put the offer together with the builders contract and I walked the home with them, they lived 34 miles north of their new home and were not available to stop by as often as they wanted. I assured them I would come by at least once a week and  update them, as the framing for the roof was being closed in I noticed two of the roof beams were snapped in half, my buyers were meeting me there so I pointed it out and brought it to the attention of the builder. They assured me it would be taken care of. Every week I went out and every week they said it will be taken care of, as they started the drywall it had not been taken care of and it was eventually sealed into the ceiling. I had video of the beams and told them we would not close until we could see the beams, they had to cut a hole in the ceiling and lo and behold the beams were still broken. They made several phone calls and within 72 hours they had the beams repaired and made sure I was there to witness it.

 

     I encourage you to bring your favorite Realtor, yes we will get paid, no it will not cost you any more, and we will be working on your behalf.

This particular community is part of Blackstone Country Club, and includes very low entry fees to the private Canongate owned Club.

Good for you! What did the builder expect, that this would be ignored? But just think of the other buyers who do not have such a diligent agent as you, what might their walls hide! Good blog.

Hella & Tatyana - it would be interesting to see what is behind the walls of houses, after all they were all new constructiion at one time or another. We did some remodeling on a house we owned in the 90's, there was a section of the attic that was tucked away from view when we added insulation, during the remodel we found beer cans and a cooler, these were the old pull tab cans that must have been during the construction of that home in the 60's....
