Let's get down and dirty.

 

There is a home I went to inspect. A manufactured home out of town.

When i got there it looked like a really good home. "From the outside".

When I got to the portion of the inspection to take a look and pictures of the crawlspace. I was amazed at what I saw under the home. I guess the old saying "out of sight, out of mind" is true.

O.K. Let's get down and dirty.

Front view of home. 

From the view of the front of thwe home it looks like a really good home. And on the inside it was. 

But when I get to the crawl space area. Wow.

The only access to get under the home.

I knew there might be a problem when I saw there was no Permanent door to the crawl space.

Belly board coming down.

Water leaks were prevelant and you can see the water marks on the blocks.

Electricle nightmare.

With all the cable lines the electric line and water lines. It was very hard to get around.

This home had no vapor barrier under the home. All the water leaks will evaporate right into the flooring of the home. As you can see the water is still prevalent. It was very muddy and was a royal pain in the butt to inspect this crawl space. But that's what I do.

Clint, You certainly cannot tell the book by it's cover, nor can you tell how a home looks until get down right dirty in the crawl space. Those pictures gives a clear cause for concern with all those problems.

Your right. From the outside it's agreat home. Inside great too.

But under the home.... see for your self.

When inspecting you need to look at the entire home, even the crawl spaces.

It too bad I see this kind of stuff so often. Though this is a special one ; ). Nice punch in the stucco at the entrance also. They( hwo ever they are ; ) say between 7 to 21 gallons of moisture move in a home per day from lack of vapor barrier.

The sellers are pissed off now. They did'nt like me finding any thing wrong. Oh well. It's why I inspect. The buyers are happy campers though. They are going to buy the home after the crawlspace issues are addressed.

That's about right on the vapor. These owners did'nt have a clue about what has went on  or what was going on in the crawl space. Thank goodness the additions were on a slab.

The crawl spaces need to be checked jusy like everything else on and in a home. Never know what you might find.

It was all taken care of. when I went back to see for the buyers, they had the mess cleaned up.

The buyers did buy the home and all is well for them, "NOW". LOL

I'll try not to get too muddy this week.

It's been a struggle to keep from getting really dirty. Seems like every home I go to has been a real pain as far as getting really dirty on the job.
