Last week we sponsored a Webinar with Inman Next, “Facebook Isn’t Working: Here’s Why” presented by Chris Smith. It revolved around the basics of Facebook real estate marketing, and gave new tips and advice for using it to your advantage. Here are three tips in case you missed it!

Forget FB Pages, Work FB Profiles
Personal profiles are heavily outweighing business pages in terms of where consumers are looking for information. And as only 12% of Facebook users post updates daily, doing this seemingly simple task will help you stand out on your Facebook Profile!

Import your contacts into Facebook and create a mini CRM within it
With Facebook’s smartlist function, you are able to create more segmented and specific lists for an all over more targeted social media marketing campaign. After importing your contacts, you can divide them up into categories that suit you and your campaign, e.g. first time home buyers, sellers, certain neighborhoods, etc. and use this to be specific with your messaging.

Know who your audience is
Combining both the above tips, it is important to think about who your audience is for each post or update. You can select what lists you want them to be available to so if one is about a neighborhood-specific issue, only those in that neighborhood list will see it. This will help you stay relevant for all your Facebook friends.
