Miracle on Brush Trail Bend Cibolo Texas - How this San Antonio Texas Realtor® Got to Experience the Miracle of Bringing a Buyer and Seller Together-Fall Season of Miracles
You know, as a San Antonio Texas Realtor®, I get to experience the joy and delight of finding a buyer their first home or selling a San Antonio Texas home for sale for a seller who needed to move on to greener pastures all the time. But, every now and then, I get to truly see and be a part of, what I like to call God's hand in bringing together a buyer and a seller. One such experience happened to this San Antonio Texas Realtor® about a year ago...and I will call it,
Miracle on Brush Trail Bend in Cibolo Texas. I was working with a buyer who was not planning to buy in the very near future, and he had a long list of wants, a certain size and wanted to keep within a certain budget. This is true of most buyers and of course, makes a lot of sense. So...off I go to my trusty MLS with my list of wants, the size and the price range for my buyer. As many Realtors® may attest to, with all the wants and needs and the price range...sometimes nothing will show up. It happens. After adding and taking away certain things and broadening the area with no results, I decided to put all of my buyers wants and needs and decided to take off the size and the price and walla...three homes show up, two of which were waaayyyy out of the price range and one...well...it may just work.
I e-mailed it to him and went off to bed.
The next day I had a closing for the home that I was the listing agent on. I went to the Title Company with my seller to sign the documents. While waiting there, the escrow officer introduced me to another area Realtor®. When she told me her name, I said.."I think I recognize your name..., I just sent my buyer your home this morning!" What a coincidence. She had her personal home up for sale and I thought it pretty ironic that I meet her this day. She says, well, it would be awesome if you brought me a buyer and I said back, yes it would :). We parted company and on with our day we went.
After closing I get the e-mail from my client...I want to see this home. And, since I just happen to have some time, we schedule the showing for later on that evening.
What can I say? My client walked into the home...into every room and into the back yard and just stood staring in every room. I think that most Realtors® know when their buyer has found home and I certainly do too. I could tell from the look in his eyes and his demeanor, this was his home. He turned to me and said...well I wasn't planning on buying for a few months, but I am not sure that I could handle losing this home.
Making a long story shorter (as there was some conversation between me and my buyer and the other Realtor® seller on time frames), we end up putting in an offer. It is countered once and only once and we are on our way to getting my client his perfect home.
The other part of this miracle...the seller. When I present the offer to her, she calls me back and tells me her story (and it is edited a bit for privacy). Apparently she was going through a divorce and two other buyers had put in offers for her home and both had fell through. One, only days before my client had put in an offer for her home. With the other buyer, she had gotten living arrangements at an apartment complex for her and her older dog. It was an upstairs unit and wasn't ideal, but it was the only place open. When the buyer had fallen through, she cancelled the apartment and then low and behold, here we come with the offer. She calls back the apartment complex who tells her, they have nothing left until December 20th, a ground floor apartment next to the pool. She starts to cry...we are scheduled to close a few days before then. The timing is perfect. She had a rough time being solely responsible for the sale of her family home, dealing with a major life event and then having the ups and downs of having two buyers fall through.
Bringing together this buyer and seller had me feeling as if I was just placed there to watch this miracle unfold. I got to be a part of making both buyer and seller very happy and I truly believe that God let me see that miracle. Why the title, Miracle on Brush Trail Bend in Cibolo Texas? Because the home was located on the Street Brush Trail Bend, Cibolo Texas in the popular Cibolo Texas Subdivision Deer Creek.
Bringing buyers and sellers together and bringing joy to both is why I do what I do.
