Need Business....Open House Events Are A Prime Method For Prospecting!!!

Need Business?  We all need business, and the easiest way to find new business is to hold a home open on a weekend.  The home can’t be tucked away in the woods.  It should be in a location that is clearly visible. 

The price should be within the average sale price range for your area or less.  If he home is at the top 1% of your market, you’re looking for a needle in a haystack.  You’re likely to have visitors who are just curious. 

There are buyers out there looking for property.  The market is far from being dead.  Visibility is important and if you create a path they will follow.   Good signage; helium balloons attached to the signs; open house flyers to neighbors; and open house blog posts online. 

Winter is around the corner and the fall season is prime time for open house events.  The weather is comfortable.  People are out and about.  Spark their interest with an open house. 

Select the right property in the right location and you’ll find new business.  Open house events are one of the best methods of networking for new business.  Test it!!  You may be pleasantly surprised at the results.

Barbara - I couldn't agree more with you!   Open Houses are always very lucrative for me, no matter what time of the year - I usually place 10 signs with balloons all over town... they advertise my business, too!

I recently had a listing just a block off a major residential artery.  It was an ideal place for placing open house signs, and easy to find.  As I put the Open House sign in the front yard, and before I could get the door unlocked to the home, a family stopped and followed me in.  They left and got their Realtor, and made an offer which was eventually accepted.  I didn't get any prospects from that open house, but I did get a sale!

Dagny...the "open house event" is the easiest way to promote your business....promote your property....promote yourself....

Gary....congratulations....that's the MAIN PURPOSE of the open house....to sell the property....so many agents insist that an open house does not sell homes....it does....we've done it....it makes it easy for a potential buyer to view the home without being in the presence of their buyers agent.....a cobroke is a deal and it's a welcomed deal.

Soon-to-be sellers also prospect at Open Houses ... for a listng agent.  They may be sneaky-peeking at a neighborhood home to see what's inside, how its priced (by you), the marketing materials created for it (by you) how you treat them as a presumed buyer .... and whatever else their particular criteria may be to check out potential agents. An open house may well be a job interview ... for you.

Barbara - couldn't agree more. People who come to open houses are in the market whether it is a buyer or seller. It doens't mean they are going to complete a transaction tomorrow but they are there for a reason. And yes sellers come to open houses to talk to the agents - perhaps as a way to interview us.

Barbara, although some may do it for prospecting i have rarely found that in this market here it works well since everyone in ri has an uncle louie who is their realtor!  however, i've sold 2 houses at open houses this year so i love them...i was so busy yesterday with the price adjustment on the house i did since it is 5% UNDer other sales prices...2 wanted to do Hubbards...i am hopeful for some good results soon!
