- Highest price: $450,000

- Longest Days on Market: 377 (2 short sales 1 REO)
Ocean Cay is a wonderful community located east of South Beach Parkway, the entrance is just a few blocks from Sunshine Park. Located within a half mile from the Atlantic Ocean, the community is bordered by South Beach Parkway, Osceola Avenue and Jacksonville Drive.
Sales are down year over year by 45%. This is a very stable community, with 187 homes so this is kind of surprising to me. The priceing appears to be stable for the most part; this is due, at least in part, to the low number of distress sales in the community. There was one short sale year to date 2011, which is down from 2010 (2 short sales) and there was one foreclosure in 2010, and none in 2011 (good news). Currently there are 6 homes for sale in Ocean Cay.
Properly priced and properly presented properties are STILL selling – currently, the Jacksonville area has about 9 months of inventory (housing supply), right now and homes can and do sell in very few days on market.
