This is a valid question we hear all the time from potential sellers.  While there is definitely more activity in the Real Estate market during the summer, there is truly no "off season."  We have found that the buyers we work with during the fall and winter months tend to be more serious than those who come around during the summer.  Many serious buyers do purchase their homes in the summer, but you also have people out and about in the nice weather who think it's "fun" to look at houses. 

The people who are looking during the winter and braving the snow - even planning to move in these weather conditions, tend to be truly dedicated to buying a home.  As a seller this can be an attractive thing.  Let's face it, keeping your home in tip top show condition is not easy and can be frustrating when you are having showings every day only to find out the people looking aren't really serious about buying at this time.

Ironically, this year, our team has more active buyers that we are working with now that we have come to Autumn than we did at the beginning of summer. 

Whatever your choice or needs are in regards to when you list your home for sale, be sure that you choose a Realtor with a marketing strategy.  Any broker can post your home on the Multi list system for your area and snap a few photos, but this may not be enough.  If you are looking to sell your home in the least amount of time and for top dollar, be sure to find a Realtor that will develop a well thought out marketing plan specifically for your home.  Choose one that has the resources to utilize the latest technologies and tools available that will get your home the most exposure possible.
