If you've read my blog for a while you know that one of my biggest pet peeves relates to agents who don't answer their phones or don't return calls.  It almost always works out to my benefit when I get the call from a potential customer who was unable to get the listing agent on the phone.  Sunday was no different. 

I received a call from a customer who wanted to see one of my listings.  She had a second property she wanted to see, but the listing agent didn't answer the phone, nor did he return her callHe didn't answer my call, and he didn't return my call either.  I understand that some agents take Sunday's off.  I do that most of the time, but today was a unique situation, so I answered the call.

I'm really glad I took that call.  The customer is going to write on my listing this week.  That's great!  While we were at the second property, a relative of the next door neighbor asked if she could come over and take a look at the house I was showing.  Sure, why not?  My customer actually invited her over before I had the chance to say anything. 

In the process of showing the property listed by the agent who wouldn't respond to the phone calls, I picked up a second customer.  The second couple will be in my office this week after their pre-approval is complete.  They want to write on the second property.  Life is good!  Agents, if you're in the Winchester-Clarke-Frederick County market, please, please don't answer your phone.  It's helping me have a great year.  I really appreciate it!

Mike I am happy for you that answering the phone paid off handsomely for you. I too have been the benificiary of a non-responsive agent so I understand what your post is trying to convey. With that being said I have also been on the other end of this debate both when my dad was dying and when I was with my mother holding her hand in the emergency room as she was diagnosed with colon cancer. Does this make me a bad agent worthy of criticism because I didn't meet another's predetermined "acceptable" time limit for returning a call? I think not. And if it does then I don't want those kind of clients.

The truth is that unless these agents are "Serial" non responders which aggrevate me too, none of us truly knows why a given agent can't or won't respond at a specific moment in time. I'll tell you what, I wouldn't change those moments with my folks for all the clients in the world and which is why I try not to judge someones lack of response until I know the facts.

Micki, sorry to hear about your struggle.  So many of the folks above talked about a setting up a specific voice mail during certain periods of their unavailability.  I seriously doubt anyone would have criticized you if you had done that and ignore calls during difficult days.  I know I wouldn't have.

I agree completely.  Answer your phone, or call back with in a reasonable amount of time. This is a huge problem when we can't reach you.

People like it when they can talk to a real person.  Even if I am busy and have only a minute, but find out what they need and tell them when I will call them back they are greatful.

It is one of my biggest complaints.  I have worked REO for a number of years and I find that REO agents seem to be the biggest culprits.  I am OK if they don't answer their phone.  It makes me look good. And other agents DO recognize this.

This was an REO too.  I would at least appreciate a returned call.  That's all I ask.

I agree, in this case it worked out for you but how about when you are trying to show someone else's listing and the listing agent doesn't answer the phone or has odd listing days & hours?  Talk about unprofessionalism.

Christine, it was only because the listing agents house had a Supra lockbox that it worked out.  If it had been a combo with his person numbers we would have been sunk.

There are more cell phones in the world than people, according to the speaker on the webinar I took a month back.

Now why don't these people answer their phone is beyond me....it's great to be the first agent on a call back.
