Here's a look at how sales stacked up in some of the most active communities in the Coeur d'alene real estate market area in the 3rd Quarter of 2011.
Coeur d'alene Place lead the pack with 23 closed sales, with 1 being an REO or short sale, and an average sold price of $191,617.
The Landings at Waterford was next with 18 closed sales, of which 4 were distressed sales. Average was $157,377.
Fieldstone came in with 14 closings, 2 distressed sales and an average price of $169,878.
Hawks Nest had 10 closed sales of which 3 were a short sale or REO. Average sold price was $165,240.
Sunshine Meadow ended the 3rd quarter with 8 closings, 4 distressed sales and an average of $137,550.
Riverside Harbor had 7 closed sales with just one being distressed. Average price was $210,557.
There were 6 closed sales in Leisure Park. None were distressed sales and the average price was $136,041.
Bentwood Park and Strawberry Fields each had 5 closings of which 1 each was a distressed sale. The huge difference is the average sales price - $290,500 in Bentwood Park vs. $195,960 in Strawberry Fields.
Four communities had 4 sales each - Broadmore, Dalton Gardens, Montrose and Woodland Meadows.
Broadmore had 2 distressed sales and an average sales price of $170,600.
Dalton Gardens had 3 distressed sales and an average price of $314,472.
Montrose had 2 distressed sales and an average price of $156,157.
Woodland Meadows had 0 distressed sales with an average price of $166,737.
The CDA Golf Course neighborhood had 3 closed sales, one distressed sale with an average $156,616.
The Meadows also had 3 closings with no distressed sales and an average sold price of $485,833.
Hoyt Ranch had 2 closed sales with no short sales or REOs. The average sales price was $367,500.
The Highlands had just one closed sale. It wasn't distressed, and it was at $302,000.
