My Neighbors Just Closed an Investment Property....With another Agent.  Yep that is what I said.  Here is the story.

 

My neighbor called me a few months ago and said they were looking to purchase an investment property for thier parents and asked if I could help them.  Of course I said.  They were focused on this small gated community not too far from where we live.  I started searching for her while I had her on the phone and she said they were intersted in one particular unit there and had already seen it.  I said, "You have, how did you do that?"  We called the listing agent and she showed us.  If we decide to purchase it we want you to be our Realtor.  I told her "sorry, no can do"  If you saw it with the listing agent, you will have to write up the offer through her as she is the procurring cause.  I explained how it all worked and my neighbor understood but kicked herself in the butt for being naive.  They went ahead and made an offer and called me with lots of questions as it was a short sale.  Their Realtor is a very knowledgable Realtor who has been around for awhile and I had heard she was having a lot of health issues so I answered every question they had and guided them through the tricky process of purchasing a short sale in Fresno CA. 

 

Today they closed and just stopped by my house to give me a hug and a thank you gift card.  That was very unexpected and sweet of them.  They said they now know the process and will call me first in the future.

We can't get every sale but we can make the best of every situation.  I am very happy for them as this property is perfect for their situation.

Yep, it sure does Marcia, but my neighbors will always be friends of mine. And I know they have learned their lesson, lol.

Stephanie, here the listing agent would have almost certainly worked with you as the buyer broker.  It's funny how protocol differs from place to place.

Definitely, as Pat said, you could have represented them as a Buyer's Broker, couldn't you?  You did the work, you should participate unless they weren't signed with you at the time.
