Over the past few years, I have made a good deal of money helping out clients who are facing foreclosure. Working with those in pre-foreclosure gives houseme an opportunity to help my clients get a fresh start. It also helps me out tremendously because these clients seem to share my name with everyone they meet. I have have made it a habit to reach out to those in the pre-foreclosure arena and have benefited with many listings. The code I cannot crack however, is getting listings once a property is foreclosed on by a bank or lending institution. Getting to the right person at a lending institution is not an easy task. Even when you find the right person, it still may be a dead end because they already have an agent in your area.

 Are their any Realtors out there that are willing to share their secrets?

Consider it you way to help another Realtor who is trying to find a niche market here in Northeastern PA. Can you get me connected to a lender/bank so I can get my foot in the door to list foreclosed homes?

Todd,

With you being in the pre-forclosure business and with a good name, what I would try to do is when you contact the bank when dealing with the pre-forclosure I would try and pick thier brain.   I know it is a tough thing to break into.  Like anything else in this business you have to keep working it and working it with many different angles.

Hello Todd,

I can't help much with advice to find lenders that will work with you.  However, when you do land some listings, I could help you sell them.  I'm local and I'm lending hard money to purchase and rehab foreclosures in awful shape.  If your potential buyer would rather keep their down money in their pockets, call me.  I can finance 100% of the purchase and rehab.
