Awhile back I got a new REO listing. It evolved from a Short Sale Listing I had. You can read all about it from some of my past blogs, especially related to Squatters. Never a dull moment, it seems.

I met the guys from Junk King at the property today. I had a 2 hour window with them. 1 to 3pm. Of course they got there at 2:45pm. What a day to hang out in Antioch, CA. The temp was kind of chilly in SF today, in the 60's. In Antioch it was 85 on the car outside temp. Good thing the house had been closed up, so it was still cool inside.

I have to give them credit, they did a good job and came in with a price of $480 for 3/4 truck full, when they had estimated 2/3. So gave me a discount. Total price was $438.

Their delay in arriving took up all my afternoon. I left home at noon, I got home at 6:30pm. When we were done they stood around talking like they were my best buddies. They had done a good job. I got the impression they were hoping for a tip. Sorry. Had no cash in my wallet. If the company had condoned a tip, they might have offered an opportunity to add it to the bill. Just saying.

At any rate, the home is now ready to go on market. 4 Bedrooms, Bonus room, Family room, Loft space, quarter acre lot, 3360 sq. ft. Somewhere around $380,000. Great deal. Great neighborhood. Pictures, before and after.

As far as trash outs go, this one cleaned up well. Too often we see some properties in pretty bad shape. Looks like a good deal for an Antioch home too.

Thanks Jordan. I am looking for feedback on trash out prices. Contra Costa County has only one place to take the trash - in Martinez. Everything has to be sorted, recyclables, you know.

I think it did too Tom. The former owner did a good job of cleaning his stuff out. Our biggest problem here was with squatters, who moved stuff on to the proch and into the garage. Thankfully, due to interaction with the neighbors, they've never been back.

Hour and 45 minutes into "the window"...  it is understandable, because like any Service Industry, they do not know exactly how much time the job they are already on will take to complete.

 But I HOPE they called.

 Tipping is a personal choice.  I keep some ten and twenty dollar bills in the glovebox, "just in case".

Fred, I did think about tipping befoe it became obvious. But in this business, I only get reimbursed for the bill I present to the bank. They should have something in place to account for that.... They did call, saying they would be there at 2.

In the grand scheme of things, there wasn't much trash in that house compared to others I have seen.  Good luck with the sale.

Believe it or not Kathy, the majority of the stuff by half was from squatters who got in to the garage but couldn't get in the house!

John, In today's tightened economic times I would think people would be grateful for the work and not too concerned about a tip.  When I get great service I give a great tip. If they arrived 45 minutes late (and I cannot tell if they were late - or just late within your window) they would not deserve a tip no matter how good of a job they did.  Just saying ... I set the bar pretty high. Most can reach it if they choose. Most don't choose ... but rather expect me to accept their excuses.
