This is a postcard that will be mailed to 5,000 homeowners in Franklin MA and Norfolk MA who are 55+ in age.  We are on the tail end of our 5th Phase, and this postcard will produce another surge of activity that will bring us through the winter and finalize the 5th phase.

Direct mail marketing is a great way to promote and market niche areas of real estate.  We use direct mail to find more new listings; promote open house events; search for buyers for niche areas; and to promote The Kuney-Todaro Team.

Direct mail marketing is a method of marketing that works well for us, and it's a "back to basics" method of marketing that will never grow old.

Barbara, I love to use post cards. I even use them like flyers for unaddressed mailouts. People are more likely to hang on to a post card than a flyer.

Barbara I love this postcard - really well done.  What is on the other side?  I was wondering what your postage costs were when I saw Gail had figured it out.  Wow that is huge for postage.  I had gotten away from mailings..wondering if I should reconsider....

I think many fail to use direct mail because they try it once and don't get a huge response. I don't know your percentages, but most direct marketers say a 2-4% response is very good.

And then there was my former co-worker who saw me writing farming letters and told me he'd tried it once and it didn't work. When I quizzed him I learned that he had sent only one letter - to only one homeowner!

Hi Barbara, don't you love the fact that direct mail marketing works!?!?! I do not send out as many as you do but it still works. Even if it gets me just CMA appointments it helps me to add new contacts to my database for future sellers.

Direct Mail was a big success when I was in the insurance business. I believe I will start a direct mail marketing program in the next few months and contact my clients. Also, holiday post cards will be a great way to start.

Sharon....never listen to what negative people have to say....if direct mail is done properly and consistently, it works....I've been doing it for decades....I market for listing and I find buyers for our new construction....

I agree that direct marketing is important. It should be a vital part of your total keep in touch plan. I reccomend a combination of direct mail, phone calls, email campaigns, and events to keep in touch with your sphere and stay top of mind.
