Yes!  You CAN Use a Buyer Broker to Buy a For Sale By Owner Home in Canton MA

Buyers  will sometimes contact me to see if they can still use my services as a Canton MA Buyer Broker to help them buy a home that is For Sale By Owner.  And the answer is Yes!  You Can!

There are a few different options in this situation.  The first is that many For Sale By Owner properties are actually listed in the MLS.  They hire an "entry only" agency to list the property for sale in the MLS.  More often than not, a commission is offered to a buyer agent who brings a buyer to the tablefor sale by owner

Others who are selling their home as a For Sale By Owner are also quite willing to work with a buyer agent.  They are still paying less in commission than they would if they had their property listed with a listing agent.

The best way to approach a For Sale By Owner is to have your buyer broker contact the Seller directly to find out if they are willing to work with a buyer agent.

Finally, if the Seller is not thrilled with the idea of of working with a buyer agent, the other two options are to either just put the buyer agent commission into the offer or to have the buyer pay the buyer agent directly.  Neither one of those are my preferred way of  handling a for sale by owner property since I do not like to have my commission to be part of the negotiations, nor is it customary to have my buyers pay my fee.  However, they are both options that have worked out.

So Yes!  You CAN use a Buyer Broker to Buy a For Sale by Owner Home in Canton MA!

This is good stuff.  If I see a home that might interest my client, I call the seller and see if they will let me preview the home.  I ask them if they are willing to pay a commission should I find them a buyer.  I've met no resistance yet.  :0)

Thanks Karen! Just because the Seller chooses to go unrepresented does not mean the buyer has to.

Gail....most are happy to have the opportunity to show and sell their house.

Christine - It's a great way to either help your buyers or to possible get a listing. Either way its a win-win. Some people steer away from them but it just takes a little patience and understanding on both parts to make it work.  I like the challenge, it makes me a better professional.
