As a real estate agent trainer I get to talk to a lot of real estate agents who are at various stages in their careers.

Real Estate Agent Training Is Critical

Just the other day I was speaking with an agent who has been in the business for less than a year.  She was asking several questions that were extremely basic and I explained to her why she really needed to attend some of the training sessions offered in our office. 

Time Management Is Key

She proceeded to tell me that she has the training sessions on her calendar, but when a client or potential client calls, she feels that she should accomodate them.  If she could move her schedule around than she felt she should...no matter what...even at the expense of her career.  Why?  Because she expects people to move their schedule around for her.  Wow, is all I could say.  But the next thing she said really got to me..."I don't have a choice".

We All Have Choices To Make

I'm sorry, but we all have choices.  You can choose to say, "I'm not available at that time".  You can choose not to adjust your schedule.  You have a choice whether or not to fire a client.  We all have choices...or last time I checked we did.  But this agent kept saying she didn't have a choice.  I finally couldn't take it any more and told her to stop being a victim.

Stop It Now

Stop acting like you have no control over your own life.  Stop letting other people control your time.  Isn't this part of the reason we became Realtors...so we could have more control over our time and who we work with?  I really couldn't understand why an agent would give up control without a fight.  There are many reasons why this new real estate agent should change her ways now, before it's too late.

1.  At this rate she will never be able to work with more than one or two clients at a time because she will be pulled in too many directions.

2.  She will lose clients because she didn't "jump" when they said "jump".

3.  She will burn out quickly.

This type of behavior is simply impossible to maintain.  Selling real estate is kind of like a marriage...you shouldn't start things you can't keep up.  New real estate agents usually fall into this "victim" trap because they are afraid of losing a client due to unavailability.  I understand that fear.  I had that fear when I was a new agent, but I learned very quickly that I had to be the one to manage my time.

Try It My Way

I asked this agent to try it my way for just one week.  For one week I asked her to tell her clients, "I'm not available at that time, but I can meet you at 4.  Does that work for you"?  She said she would try it, but she didn't say it with much confidence.  I'll let you know if she's successful.

Excellent advice!  When I first jumped into the real estate "pond" I was told to create the systems (including time management) that I could continue and maintain when I had significantly more clients.  I refused to reschedule my training classes, stating "I already have an appointment at that time, would xxx time work for you?"  The great result was that I appeared to be a busy, productive agent and my transactions increased much faster than expected.  It's counter-intuitive to many new agents but it works!
