Where are the lists of Maryland trustee sales?

 

Information for real estate investors.

 

We receive many calls asking about trustee sales. These are the foreclosure auctions that take place at the court house entrance in each of the Maryland counties. Most of the real estate investors that track trustee sales use the following websites that provide information on the majority of the sales in the Maryland suburbs of Washington DC. Some trustees handle their own sales or use different auction companies.

All of the trustee sales are also advertised in newspapers one time a week for three weeks before the date of the sale.

 

Prospective purchasers that are not familiar with the risks should exercise great caution before placing bids at trustee sales. Some may encounter difficulties in obtaining mortgage financing for trustee sale purchases. Seek professional advice and assistance to make sure you understand the process. The best way for new investors to learn about the sales is to attend the auctions for a period of time before becoming an active bidder.

 

In the current market, most of the properties that are sold at trustee sales are actually purchased by the secured mortgage lenders. The lenders then offer the properties for sale when they become part of the REO inventory of lender owned foreclosures. We represent our home buyer and investor clients as their exclusive agents.

Roy, good information and great advice on Trustee sales. It is truly a "Buyer Beware" or more realistically "Buyer be Sure" of the property. I help Investors but I am still afraid of trying to influence any investor into "flipping" or "rehabbing". For me, you have to have your own knowledge base and business model and you must be confident in it to be successful in this aspect of the Investor market. Excellent post. Good morning to all and thanks for your feedback.  We have a beautiful sunny fall day in Maryland.

Trustee sales are among the most risky real estate adventures.  All should exercise great caution.  Know the conditions of sale and the risks before submitting bids.

John:  I have moved from my RE/MAX Realty Group office to my home office.  Officially, I am currently on a leave of absence for November and December.  Our associates are assisting our clients with their real estate purchase and sale needs and I am available to offer advice if needed. RE/MAX International now has a Gold Plan for senior agents to allow full affiliation to continue during retirement.  This plan reduces the fees for age 65+ agents that meet the requirements. So, Dolores at I are taking time for personal interests but are maintaining a continuing relationship with our outstanding office, RE/MAX Realty Group.
