Provincetown Real Estate & Cape Cod Real Estate: Important to verify bedrooms!!

When considering a purchase of a second home, vacation home, or investment property here on Cape Cod- consider buying a property with the highest number of bedrooms in your price range.  This is especially important if you are considering doing rentals during high season.  The more bedrooms you have, the higher rental income you will receive.

For instance, a studio or one bedroom in the center of Provincetown, you can expect to receive about $1,000 per week in July and August.  However, a two bedroom condo can command $1,500-$2,000 per week!

When considering a property here on Cape Cod, be sure the septic system is designed for the number of bedrooms that the home really contains.  In other words, if you see 3 bedrooms with your eyes when touring the property- be sure the septic system is designed to handle 3 bedrooms!  And, be sure to verify that the records has the correct number of bedrooms.  Should you have any questions regarding the number of bedrooms and the septic system, be sure to speak directly with the Health Agent at City or Town Hall.

Ironically, bathrooms doesn't matter!  But, the town and the Health Agent really care about bedrooms here on Cape Cod!

Good advise. Touristsusually travel in a group or at least with other family members. The more bedrooms offered by a rental unit, the more the owner can request for rental income.
