Very good post and a very common situation. Many buyers and investors do not understand the process.

Thank you for your comment Roy, it sure is common, almost too common... It is rewarding though to be able to take the time and have a buyer listen to me and be so thankfull for taking the time when no one else did. It is a misconception some buyers have.

It's common for buyers that are using multiple agents to be unprepared and very confused.

Why do people have such a hard time getting this principle? It's so logical - 100% of one is far better than 10% (if that) of ten. I wish I had a nickle for every time I've said it.
I love the "lost-confused-unsure" etc photo. Would you consider letting me share it since I'm in a completely different market? I'd of course be sure to give you credit.
Scott you cannot blame the customers who do not have a clue on the process and who are confused the more by unprofessional agents who hand them keys to go and do their jobs. They need to be called out and fired from the profession.

Nicely put. I think that some buyers are afraid to make a "commitment" to an agent and think that they'll get a better deal if they "cut out the middle man" because they don't know how it works. I've also experienced that sometimes these buyers are the controlling type who may make your life miserable in the long run by insisting on doing things their way and not the way of the professional. The ones who I've offered to show a presentation to who have turned it down are the ones who I feel I'm better off without. We have to stop running out and showing properties to buyers we don't know and who may not even be qualified to buy.
