What's Sam Got To Do With Real Estate...Play It Again?

By
Title Insurance with Patriot Land Transfer, Inc.

Recently on another site, there was a debate ensuing wherein a suggestion was made that 'one stop shops' in our real estate industry merely derived their business model from one made popular by the one and only...Sam Walton...founder of WalMart! I like Sam and I like WalMart...

Now, my thrifty wife (I say this as a compliment) shops at WalMart frequently...she tells me that she gets some great buys there on various food items and other essentials for the home and family...I trust her implicitely...and she can make a penny spend like a nickel! Which in this economy has real value!

Sam Walton's idea, to buy smart and in quantities large enough to pass on to the consumer great savings, has been tested and proven successful.

In this day of 'throw away everything', where not much is made to be 'repaired', single use products have become very popular. Your radio breaks, throw it out and buy a new one...when's the last time you had a toaster repaired, or a TV for that matter? They don't even 'repair' many things on cars anymore...they just replace and move on.

This is also the age of multi-use products...where one product can do the work of several...! We have discovered quickly, however, that products dedicated to do a specific task have performed much more reliably in an office environment than their multi-use substitutes!

Not that there is anything wrong with WalMart's Eye Care department, but we ourselves choose to select our own eye specialist and our own dentists, our own family doctors, our own hair cutters, etc. In other words, in our world, WalMart isn't the ONLY place we shop...We buy most of our food from supermarkets other than WalMart...mainly for quality and selection reasons!

We advocate and enjoy doing business with the local business community...it is our small way of 'giving back' a little something to the people we work with, play with, worship with, and interact with daily. We enjoy supporting our neighbors who are in business, period!

We have learned that not everything can be measured in dollars and cents. People and Quality and Value must be considered in making budget decisions.

So Sam, it's not that we don't trust you or your business model or your low prices, but when it comes to the security or well being of our family or friends, we reserve the right to make our own decisions on what to buy and where to shop.

On what real estate agent to use, which mortgage company we borrow from, and which title company we choose to handle our closing!!!

Thank you for understanding our wishes and for allowing us to choose on our own the people and services we desire! See you next week in the store!

Fran, I like this post!  When I worked for one of the really big nation wide guys, there was a lot of pressure on the managers to get the agents to use the affiliated companies - we had a longer than one-page HUD-required disclosure form!  And we all resisted mightily!  The title company I use now rebates back to the buyers whatever he would have sent to Cendant or whoever as a referral fee.  I like that, and because of it, and great service, they keep my business.  And I like the Wal-Mart analogy.

Gaylen: Thanks for dropping by!

Patricia: Pa title companies are not permitted to rebate anything to the buyer...we must charge 'filed rates' as approved by the PA insurance commission, however we have many discounts which should be mandatory and applied to the buyer's credit and are not always given by some companies...our practice is to pass on to the consumer the 'lowest' rate possible!

Thanks,   Fran

Fran.

I don't know what happened to my post.  I posted, looked and saw two and deleted one.

Not to worry, I remember writing that one can't compare Wal-Mart to the builders and brokers who own mortgage companies.

Wal-Mart gives competitive value, known competitive value for inexpensive goods like cleaning supplies, etc

Real estate brokers and builders, on the other hand, when they own mortgage companies and title companies, represent a serious conflict of interest.  Unfortunately, the consumer does not know how the system works.

Sally,

According to "Word Nerd" a yokel is a 'green woodpecker', but the real meaning is: 'a naive or gullible inhabitant of a rural area or small town'! Thanks,   Fran

P.S. Hop over to my latest post!

You are right, Walmart has its place and sometimes they can't give the best service and I need to go somewhere else and do. But, I too love Walmart and 3-4 times a year, I drive the hour to the nearest one to me.

My city won't allow a Walmart to be built! But, when Christmas time arrives we drop of the kids at Grandpa and Grandmas and at 2am we drive the hour to the 24 hour Walmart and do all our shopping with no lines and two carts! It is a wonderful way to get it all done in one day and we do!

Todd,

My wife's a true Walmartian, but I wouldn't want them to be the only store in town...even Sam can stand some good competition now and then! Thanks,   Fran
