Trick or Treat.

As an agent do you trick or treat your clients?

The way an agent can treat their clients are many. (Here are some examples that I have thought of, please add the ones that you provide)

  • Provide the services you post on your web sites and brochures.
  • Stay in contact throughout the transaction.
  • Work for them as if they are your only client.
  • Stay educated in all aspects of your profession.
  • Utilize the technology available to streamline the process.
  • Respect your clients needs and wishes.
  • Listen.
  • Be on time.
  • Be available.
  • Be sympathetic with their current situation.
  • Help them understand the Real-estate economy in layman terms.
  • Allow your clients to prepare for a showing or open house well in advance.
  • Market the property as if it were your own.
  • Apply the WOW factor that will develop referrals from their friends and family.
  • Work hard to meet and exceed their expectations.

Don't trick them.

  • Don't post on your web site services you don't utilize or provide. Walk the walk, talk the talk.
  • Don't market yourself, they hired you to market their property.
  • Don't call up 5 minutes before a showing.
  • Don't let your client wonder about a showing.
  • Don't be in a rush.
  • Don't be a dictator.
  • Don't act as if the client is not Real-estate smart, you do it every day, they don't.
  • Don't take on a listing that you don't specialize in.
  • Keep them informed on the selling and closing process.
  • Don't insinuate your worth the commission, earn it by treating them with the top services available.
  • Don't list high and pressure them into lowering the price 30 days later.
  • Don't expect your listings to be sold by someone else.
  • Don't take a listing, then lose the contact.

The client is your boss for the time of the contract. Treat them as you would want to be treated yourself. Probably the number one item for the new agent entering the arena to remember.

I love the trick and treat analogy Duane. The tricksters as many in my office say give the vast majority of us who provide treats, a bad taste in the mouth for the industry.

Gary thank you, so true, it's the bad apple that ruins the whole bunch. Many are trying to cut corners at the expense of the industry and clients.
