I have been wrestling with a flooring problem.  It was more than just an issue of needing new grout or grout restoration, as it had just been partially re-grouted the year prior, but it was also a matter of ease of upkeep, cleanliness, & maintenance with a home here in Miami.  Many of these homes have this tile in the surrounding subdivisions, as it was the era they were constructed & with limited funds available for some homeowners, I sought a possible solution. 

I called Sergio Barrero, C.B.S.E. who was kind (& patient) enough to give me a demonstration for a proposed project....This demonstration lasted approximately 1.5 hours & I am hopeful it will present many more projects of working together in the future.  I guess it will depend on a few factors to come with the viability & the test factor.  He says that longevity should be at least 2 years in a residential environment for the protective coating & the glaze should last for a lifetime.

Sergio's company offers a proprietary product with a franchise located here in Miami, Florida. Their headquarters are located in Jacksonville, Florida.  I didn't know it at the time I made the appointment, as I came to him when I found his franchise product, but Sergio also is an Agent.  He was previously with Keller Williams.  Sergio presently works with his Uncle's Brokerage Office. He had just finished taking a continuing education class before our appointment.  So he can first hand attest to the value in this product in the resale market.  I did invite Sergio join our Active Rain network and family :).

Their product does give the "Wow" factor of almost being brand new without the daunting tasks of tile replacement.  If anyone has ever had tile taken out...then they know what a messy task it can be.   SaniGLAZE® helps overcome the dirt getting embedded into the grout which causes your tile to age & accumulate dirt in a short amount of time.  It assists by making the maintenance of a home, apartment or office that much easier.

These are the images that got me to make the appointment, as you can see what a difference.  I already knew what re-grouting & restoration could do, but the constant battle is what weighed on my mind.  I searched for a solution & it seems to fit the needs.  As I mentioned, I am small potatoes to Sergio's business of Hospitals, Apartments, & Extended Living...but I am hoping to bring him another channel with staging the hope of many Home Owners as well as the Hotel Industry.

This process also gives a home a "fresh" look when placing it on the market either for sale or for lease.  I was very thankful that he took the time with me today & I feel that there could be a great benefit to others in today's climate.  Sergio's primary bulk of his business comes from Property Managers & Commercial Developments such as Hospitals, Extended Care Facilities,and Apartment Buildings all over the State of Florida.

Looks like it bleach's the grout white.  There is also grout stain, I have used that method many times, going from a rose color to a beige.  Then it is a simple sealing to prevent dirt.  The staining is fast, easy and cheap and looks fantastic.

Dear JaneAnne - Yes, that was the reason for going for the higher level than just restoration.  They say the "glaze" last indefinitely (unless chipped), the sealer is the only maintenance item.  The polymer proprietary grout keeps the dirt from actually penetrating, whereas normal grout is porous.  It is about 2 years on the sealer, may be longer with a residential setting.  THANKS so much for visiting & the SUGGEST :)!

Dear Michael - It does not bleach it.  Actually on the left is of the tape is a side he just cleaned to prep for the bonding.  It actually bonds to the existing grout in whatever color you wish of 26 he has.  We of course wanted to brighten, so thus the white (antique white).  It is similar to stain, but it doesn't have the porousness I believe unless it was this product or do you know of one similar that is non-porous?  As much as cosmetic (for resale or living), it is also the maintenance issue, as well as sanitary factors that I wished to address since it had been partially re-grouted already just under a year prior.  Let me know if you used the same product or if there is another non-porous?  Thanks so much for visiting.

Dear Andrea - :)  Yes, hopefully a great solution to dingy bathroom...  Cost is t.b.d. but appx $3-$5/ft.  No, not DIY, they have it locked down I think & would have to hire them, but with all the steps/time vs their equipment & skill...not sure it is a project that would be one you would want to vs. what you could accomplish otherwise with your time & having the house torn apart, etc.  I know it is a lot of info, but felt that the explanations were worth the extra comprehension of the system?  I will let you know though the final results.  He hasn't broken it down yet for me & it also depends on if they have to move things around or not (& there is a bit to move) & if I want all of the steps. ex. If you just want the clean & special seal, or if you want the glaze step added as well, etc.  Thanks for visiting :)!  Have a Great weekend also!!

Dear Carlotta - No, I don't think it will make it to the stores, as that was part of the franchise....or if it does, it will be a few years.  (sort of like Dunkin Donuts coffee or Starbucks), but I think with the chemicals involved that you have to have a special training to handle the product itself.  I believe the bonding & impregnator as well as the hardener require just the right amount of time, protection & instruction to be effective?  Thank you for taking the time to visit :)!  Have a wonderful weekend!

Dear Kim - Thanks so much for visiting!  Yes, I agree & that was (& is) the challenge at the moment....plus convincing the value "long term" for the investment.  I am still awaiting a bit more information before the final decision, but the concept, I totally fell for right away.  We just have to see if it all falls in line $ wise & longevity wise.  I believe it is a HUGE solution, with minimal disruption, compared to tile replacement.  The only other solution is to go right over it with another product other than tile....but then there is a whole other set of factors for the homeowners.   I will update the post the end of the month.  Thanks so much for visiting......I am glad that you thought the concept valuable as I did!  Have a great weekend!
