Once I ask myself this question my sinister side kind of kicks in.. You know the side that says, slash their tires once a week, or put tampons in their gas tank, or super glue the car doors closed, get a cell phone scrambler and direct at their house where they can't get any calls or take calls, or crash their internet network...
But why would I do that? That would be giving myself an unfair advantage and if you are already a bad ass in this industry, you don't need that unfair advantage, you just need the direction and the drive because you already have the ability to take down the top agents in your area!
So how do you do that?
Today on the Webinar Ben Kinney talked about 12 (supposed to be 13, before he so rudely hung up.. :) HAHAHA!) ways to take out the top agent in your area. I'm not going to go over all 12 I am just going to give a brief summary. But Ben listed some of the characteristics of that top agent that we are looking to take down.. They are egotistical... Bad attitudes..... Unadaptable.. Etc. Etc. Etc. Not to mention if you attemtped to contact that top agent right now they probably wouldn't answer their phone and I would be very surprised if their voicemail box wasn't full. So these are some of the characteristics that we can have that can take them down, aside from not being egotistical and keeping our attitudes in check.
There are so many sources in which we can be specialists in like Foreclosures, Short Sales, FSBOS, Commercial, farming, cold calling, etc. So instead of picking one and advertising yourself as that specialist, pick 4 or 5 and try to master as many as you can. Know where your business is coming from. Why? Next tip will explain.
One thing that the real estate market is prone to do is shift. So in order to survive in a constantly shifting business you must be prepared to adapt. You don't want to advertise yourself as the short sale speicalist, focus on nothing but short sales, and that is where all your business is coming from, because if that was the case and tomorrow... well Monday, since banks don't work on the weekends like the rest of us, decided they were not going to do short sales anymore you would be out of business. That is why it is important to try to master as many outlets for business as you can so if one goes under you have other places where business is coming from.
Build an Empire Team:
Recruiting and building your team is another step to take towards knocking that agent off their pedastol. Once you recruit you don't want to recruit just anyone, you want to recruit talented, sucessful people that can keep pace with you and your business instead of being dead weight that will slow you down. Look at every opportunity that you speak to another agent as recruiting opportunity. Ben suggested to have them take the DISC personality test to find out what their strenghts and weaknesses are and find out where they would be best placed rather as a buyers agent, listing agent, etc.
(By the way, if there is anyone in the South Orange County area that feels like their current office isn't a good fit for them give me a call!) :)

So what is my 13th way to Defeat the top agent???
