Last week I compared the "North End" in Boise year over year for homes sold and Median Sold prices. See that post here. This week I wanted to compare Eagle, Idaho. Eagle is a city on it's own in the Boise area, North West of Boise proper. It is a popular place to live, and like North Boise tends to have the higher priced homes and high end subdivisions. I think looking at these numbers is facinating. in 2010 April and May were clearly the peak months with 60 and 59 homes sold, while May, June & August took the cake for 2011. However, notice how 2010 peaked higher, but 2011 summer stayed steadier. And clearly, January people have other things on their mind than buying a home. 2010 January through September totalled 345 sold while 2011 shockingly is exactly the same, with 345! That's a pretty cool statistic.
On to Median Homes Prices in Eagle, Idaho
Check it out - this is fascinating.....April 2010 we saw above was the peak month for homes sales at 60 homes sold BUT it was the lowest in terms of Median home prices sold at $249,900. And year over year it is clear from these reports that prices are down in Eagle with only 2 months median prices in the $300k's whereas 6 months of median sold home prices were in the $300,000's
I know that sometime numbers can be dry and boring. But they really do show a picture and tell a story of the market, events and changes and for some people (like me :-) it is fascinating information.
