“List to Last”…..three little words that are music to my ears!!  That saying has been in existence for decades and rightfully so.  If any good advice could ever be shared with a newly licensed agent, it would be to focus on listings.

Learn how to list property.  Find a mentor who has experience with listing property and shadow that mentor.  Listings are the name of the game whether we’re in a sellers’ market or a buyers’ market.  People need shelter!!

The agent who has listings will always collect a commission at one point or another.  Everything sells in every market for whatever that market will bear. 

Buyers, on the other hand, may or may not buy, and an agent never knows if they are working with one who will buy until after they’ve devoted many hours of time.  The more listing an agent has in his/her inventory, the greater the volume of production for that agent.  The more buyers a buyer agent has, the more exhausting the job becomes!!

Newly licensed agents, who have not selected a niche, consider listings as one of your niche areas in real estate.  Listings can be fine-tuned to reflect new construction subdivision, condominiums, single family homes, land or whatever segment of the market is selling. 

The agent who has the listing is the agent who will eventually make a commission from one buyers’ agent or another.  The buyers will always come and you, listing agent, do not have to run.  Just another bonus!!

Barbara T- when I was a placement counsultant while I worked applicants, I always had more companies with positions to fill.  I cultivated those and because of that was always busy making placements.

I agree with you Barbara.  I just finished submitting an offer for a buyer.  This buyer has been looking for a property for a little over a year.  I've showed him a few properties. Although I love working with buyers, it can be very exhausting and very time consuming.

I see a lot of new agents pick up buyers (easy to do at open houses) and then start quitting the business a few months later because the buyers didn't buy and they couldn't keep working without a paycheck.  Listings are the key to making it in real estate.

Barbara: When I started out here in Crescent City just over 5 years ago, I determinately went after high profile listings on the most high profile street - and that was my advertising. I'm still on that street, and still get a lot of business just from those signs. Oh, and I have added high profile commercial listings as well. Again, the signs are my advertising. Now it looks like I'm "all over".

Hella....signs have a way of doing that....if an agent has two signs on a very long street, the perception is that this agent has listed the entire town!!!!

Barbara - Greater truth could not have been spoken!  We heard this when we first got licensed and took it to heart.  It has never let us down.  It's amazing that those agents who say "I don't like to list" normally follow that with "I wish I had more business". 

We enjoy working with buyers but also realize that it is more time consuming with no guarantee of ROI!

I've always heard of this phrase. And I've been very lucky that my listings sell very quickly. So I know usually within the next 30-45 days, I usually have a paycheck coming in. However, I also want to add that buyers are also a huge source, although it may or  may not be clock-work to expect it to come in 30-45 days.

Amen Barbara - like you we have started to refer out some of the buyers to agents in our office for a referral fee.  We keep working on listing and, when the buyer referral does buy, it's icing on the cake!!   Who knows, maybe they will even buy one of our listings!

Bill and Cyndi.....that's how I started my team....I hired one agent to work the buyers and then added two more.....I eventually referred resale listings to them and I did the new subdivisions....now I do nothing except online marketing and direct mail marketing....I have referred all of it and I refer all future business to Lorraine and I market the others.....they get their own calls from my marketing....works well....maybe you'll think about that....it's a way to retire when you want.
