In today's market update, I'm going to looking at what's been happening in one of Vienna's largest zip code area - 22180.
This area has almost 8,000 residential housing units available and encompasses the downtown Vienna area, which has lots of shops and restaurants. Some of the subdivisions in this neighborhood include: Westwood Manor, Westbriar Hills, Westbriar Estates, Vienna Hills, and Beulah Heights.
The charts below show the 6-month trends for the amount of activity on the market (number of active and sold properties), the median sales price, and the average days on market.
Analysis
The 22180 real estate market in the past 6 months has been very strong. While the number of active and sold listings remained relatively steady, the median sales price rose and the days on market went down, indicating that buyers are picking up these properties in great demand.
What remains to be seen is if the area can sustain this trend. Vienna has one of the strongest school systems in Fairfax County, so there was a strong summer market with families moving in before the school year started. Now that school has begun, it remains to see if other buyers are still looking to move into this area.
