Our Maui MLS and the consumer facing IDX sites display Maui property listings that are either Active or Pending/Continue to Show. What does Pending mean? A Pending status means that the property has a binding contract to purchase, and the buyer and seller have come to an agreement on price and terms for the sale. A Pending sale is contingent upon the buyer and seller doing what they have stated they will do in order to make the sale complete.
On Maui a seller will typically provide a seller's disclosure statement, any subdivision or condominium documents, a survey, a termite inspection and property clean up. A buyer will be expected to do their due diligence, make inspections of the home and property, review all documents and do their best to get financing if they don't have the cash.
