Good Post which I will print and save. The only area I might take exception to is the hire a "buyers" agent. I think most agents are both buyer and seller agents and make the declaration of what side they are working.
Thank you for the comment Doug, well i have a lot of buyers who do come to me directly on my short sale listings to avoid having a buyer agent who can hinder the process. Sometimes when you get a listing agent who is not experienced, that takes a short sale listng, it can be a nightmare unless there is a buyer agent who is expereinced who guides the listing agent if they want to get an approval.
Excellent list of tips for short sale buyers. We are still seeing many short sale offerings going to foreclosure in Maryland.

Scott, nice post on your top tips for buying a short sale.
Patience is a requirement to buy short sales. Not all buyers have the needed patience, so they might as well know up front the issues before they start looking at short sales.
Just bumped into this. Your list really makes the SS process clear to buyers. SS aren't for everyone !!!
Thanks for the post Scott, thinking of making a few offers on housed that are upside down, and trying to get anybody including the agents motivated is very difficult.
