For anyone selling or buying a home in King County that sits on a septic system (aka onsite sewage system), you'll need to become familiar with the Health Department's requirements for inspection and pumping at the time of the sale.  For all the details you'll want to go to this site: http://www.kingcounty.gov/healthservices/health/ehs/wastewater/owners/buying.aspx

What is covered here are things like the documents that are required as part of your sale, both contractual forms when working with a local real estate broker, and forms needed to record with the County by the Seller.

Also, there is a very useful link to a list of approved septic inspectors/pumpers - this is a MUST HAVE for anyone since only the approved resources will pass muster with the Health Dept.  This is not a last minute item either since documents need recording prior to your Closing.
